Arborist Report

This report pertains to the property called Churchill Woods in Tigard, Oregon. The site
infrastructure is in place and building is beginning on individual lots. I have inspected the site and
the existing conditions site plan with proposed homebuilding superimposed. This report is an
analysis of Lots 1 through 7.
Lots 1 and 2
All that is required to keep trees on the neighboring properties safe is to remain 5 ft. or farther
from the property line with excavation. There is no conflict with the plans on either Lot 1 or Lot
2. I recommend moving the tree protection fence to this distance and maintaining it, across both
lots.
Lot 3
There is a large Douglas-fir tree on the adjacent property south of Lot 3 that will require a root
protection zone of 22 ft. to avoid damage. This translates to a disturbance -free buffer of 18 ft.
from the fence. The house plans are right at the edge of this buffer, but the foundation can be dug
as planned if no equipment goes within 18 ft. of the fence. I recommend putting a tree protection
fence up to enforce this. There is a tree protection fence in place now, and it encompasses more
ground than is necessary. This tree protection fence should be adjusted to define a 22 ft. radius
from the neighbor's tree.
There is a proposed concrete patio within 10 ft. of the tree. This can be built if it is done under the
supervision of a qualified arborist. It will have to be built on grade without excavation. Geotextile
fabric can be laid over the existing soil and gravel can be graded on top of it. Concrete can be
poured, and reinforcement can be used if necessary.
There is also a 38 inch DBH Douglas -fir tree growing 4 ft. north of the property line, directly on
the boundary between Tract B and Lot3. The corner of the proposed house is less than 10 ft. from
the tree. The tree has two trunks that bifurcate close to the ground, and both trunks have
apparently had their tops damaged. I recommend removing this tree. It is not protected and it
does not appear on the site map. A removal permit might be required from the City, but it is likely
that one was already issued and never used.
Lot 4
In general I recommend staying a minimum of 3 ft. off the south property line to avoid damage to
neighboring trees to the south. A tree symbol appears on the site plan directly under the outline of
