The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; the State of Oregon One- and Two - Family Dwelling Specialty (OTFDSC) 2003
edition and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition.
The submitted plans have been reviewed and the following information is required prior to
issuance of the permit.
1. The main level wall with the sliding glass door does not meet prescriptive wall
bracing requirements. The wall opposite of it does not meet the required 45% of
bracing for the first floor of a 2 story building in seismic design category Dl.
2. There is no wall bracing shown on the upper floor.
3. The patio roof extends more than 6 feet beyond a braced wall line thus meeting the
definition of irregularly shaped building and requiring a lateral design.
4. Please provide a footing /foundation detail showing the required reinforcement for
seismic design category D1
5. The post for the patio cover must be P.T. or naturally decay resistant. The bottom of
the footing for this post must be 12" minimum below grade (plans show 8" footing).
Please revise to 12" thick footing or post must have a preservative retention level of
.60 for embedment in the ground.
6. Please provide roof framing plan showing loads and design for girder truss carrying
existing roof load where upper floor is opened up for access to the addition.
7. New crawl space must be sloped and interconnected to existing low -point drain or a
new drain must be provided for this area.
8. Provide stamped, engineered truss details for new roof trusses.
9. Please provide the number of electrical circuits that will be added or altered during
this project.

When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
