Hap, Dan & Mark -
Thank you for taking the time to meet with me last week to review the proposed Petco tenant
improvement in the existing Hollywood Video space at Tigard Promenade. The landlord and the
tenant are finalizing the lease agreements and it appears the project will be moving forward very
soon.
For project clarity, I would like to summarize the highlights of our discussions. Please let me know that
you concur with these items and we will complete our permit submittal documents accordingly. I
have included .pdf versions of the documents we reviewed for your reference.
Planning:
• No land use action will be required.
• Existing parking is adequate.
• Signage will be reviewed under separate submittal.
• The new curb cut at the service doors shall be shifted east, flush with the existing building
column to better align with the service doors.
• Petco delivery trucks shall not be allowed to block the east /west drive aisle during unloading.
Building:
• All storefront modifications are occurring within existing building shell openings, no structural
work will be required.
• The storefront revisions and new curb cut can be submitted over -the counter, D. Schrom to
schedule in advance with City.
• Interior tenant improvements will be under separate permit submittal and will be sealed
documents prepared by Petco's architect.
• The existing egress door on the south side of the building accessing the elevated walkway is
legal as the second exit.
• The new sliding doors are to be signed as an "Accessible Exit" with ADA symbol incorporated
into the exit signage, including on the sales floor side of the vestibule.
• The existing 3' -0" door in the storefront that remains adjacent to the new office is to be signed
"Not An Exit ".
• Plumbing and Electrical will be trade permits and will be considered "for reference only" in the
tenant improvement permit submittal.
• Mechanical is a separate permit (and fee) and will be reviewed with the tenant improvement
permit submittal.
• Fixturing can be included as part of the tenant improvement permit submittal. Seismic
calculations will be required for racking.
• No high -pile storage exists as the building structure is a maximum of 14' and typical ceiling
height is 12'.
That is the extent of the notes I have from our meeting. Again, I thank you for your time, and look
