Provide manufacturer's installation cut sheets for both types of veneer anchors being used. Wood & Concrete type. The anchor is the same for both applications, a Durawall DA431 tie with a #9 wire. The difference is the fasteners used. The fasteners are as follows: for the wood walls a #10 wood screw with washer and for the concrete walls a 22 Ga. X 11/2" pneumatic nail with washer. See attached cut sheet. 4. Clarify spacing for all veneer anchors. The veneer anchors shall be spaced no greater than 16" o.c. each way. 5. Provide a cross section drawing indicating the code - required support for the base of the veneer and the required weep holes. BUP2009 -00681 Dear Mr. Blalock The following is additional information in response to your letter dated January 8 and addendum to revised calculations dated January 8, 2004. 1) Sill plate anchor bolts shall be 5/8 A307 with standard 3 in hook embedment 6 inches minimum. All sill plates along the north, west, and south sides must have anchor bolts placed at 2 ft. on center. The Sill plate on the east side must have anchor bolts placed at 4 ft. on center. Rory is providing these specification on the plans. 2) Moment frame base plate anchor bolts shall be 5/8 A307 with standard 3 in hook embedment 10 inches minimum. Rory is providing the base plate anchor bolt layout on the plans. 3) Attached are calculations (3 pages) for porch eve beams and small dormer rafters. Rory is providing detail for these on the plans. The following are minor errors in the calculations dated 1/29/2004 that should be noted. 1) Short section 29 a. on page 41 should be deleted. 2) Section 34 should be deleted. This footing has been replaced with individual footings. See sec 19f (ignore reference to sec 34), 20f, 22f, and 22h. 3) Sections 35 through 38 were not used. I inadvertently skipped form 34 to 39. Identify items such as exiting, occupant load, number of stories, allowable area, actual area, etc... See OSSC page 1 -xvii titled "EFFECTIVE USE OF THE UNIFORM BUILDING CODE" for assistance. 2. Provide Oregon Department of Energy forms for the exterior envelope. The forms can be acquired from the Oregon Department of Energy @ www.eneray.state.or.us. The forms will help indicate the insulation envelope including glazing and shading coefficients. 3. Complete and return the enclosed TVF &R, FIRE FLOW and HYDRANT WORKSHEET. 4. Complete and return the enclosed TVF &R, BUILDING SURVEY REPORT. 5. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, shall be listed on the cover sheet of the plans and will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. An elevator is required for all structures exceeding 2 stories. Section 1108.3.1.1 OSSC Provide an elevator. 7. An "Area of rescue assistance" shall be provided on the "Upper Level ". Indicate the location of the area of rescue assistance and clarify compliance with the items listed in section 1107 OSSC. 8. The water closet grab bar on sheet 7 does not indicate length of the grab bar on the side of the water closet. Add a note to the plans. 9. In room 105, there is a rectangle with a small circle in it? The rectangle is in the clear floor space required by Table 11 -E, OSSC. Provide maneuvering clearance as required by code. FIRE- and LIFE- SAFETY 10. The plan submitted indicates 3 floors, atmospherically connected by an interior stairway. An Exit enclosure is required by section 1005.3.3.1. Provide designs for rated wall construction and opening protection as required for exit enclosures. 11. The Restrooms and the Janitor room shall not open to the Exit enclosure per section 1005.3.3.1. Revise floor plan to comply with code requirements. 12. Provide a cross section for stair 207 indicating rise, run, headroom, guardrail and handrail. 13. Provide details for suspended ceiling. See standard 25 -2 OSSC, Volume 3 14. Clarify ventilation for the roof as required in section 1505.3 OSSC. There are several areas that appear to block the flow and cross ventilation of the roof system. Revise calculations for any structural members that are required to be notched to achieve required ventilation. 15. Clarify the veneer anchor that will be used for the project. 16. Cross section A/S9 indicates plywood sheathing and floor framing members below grade. The members that extend below grade shall be designed as a wood foundation in accordance with Section 1810 OSSC. Revise plans to indicate appropriate material types and member protective membrane. 17. Wall cross sections do not indicate an exterior vapor barrier. Section 1402 OSSC requires weather resistive barriers. Please indicate on wall cross sections. 18. Insulation appears to be missing in the joist areas and above ceiling to the point of the upper floor walls on the wall cross - sections. Insulation should be indicated on the cross - section to provide a continuous barrier separating the interior of the structure from the exterior. 19. The soils report submitted for the project has several specific requirements for the foundation. I have attached a copy of page 8 which outlines the requirements. Incorporate the requirements to the foundation plan and retaining wall cross - sections. 20. Incorporate the Foundation, Waterproofing and Dampproofmg requirements of Appendix chapter 18 OSSC to the retaining wall cross - sections of the plans. STRUCTURAL 21. Sheet S11, Wood Framing section, Note 5 indicates Table 25 -Q. The code reference, if referring to typical nailing, should state Table 23- II -B -1? 22. Calculations indicate BCI joist, Sheet S11 indicates TJI? Clarify the product to be used. 23. Provide installation details for manufactured floor /roof system. Details should clarify all connections. 24. Clarify depth of embedment and spacing for all anchor bolts and holdowns including portal frames. This information should be on the plans. 25. Clarify anchorage of column bases at the slab and foundations. 26. Note on sheet S -7, S -8 & S -9 says "5/8 diameter A. Bolts (see plan) ". Clarify what page of plans. Revise plans to clearly indicate bolting. 27. Note on sheet S -7, S -8 & S -9 says "4x P.T. Sill Plate Rip to Fit ". Top of wall is 8 inches thick so contractor will be ripping a 4 x 10 to accommodate the installation of a top flange hanger. How will joist be protected from contact with the concrete? Will there be an air space between the joist and the concrete? 28. Clarify the anchorage, top and bottom, of the furred walls adjacent to the lower level retaining walls. 29. Will furred walls be in contact with the concrete retaining walls? The plans sheet S -7, S -8 & S -9 indicate contact. Provide P.T. material if contact with concrete. 30. Clarify header sizes for all openings. Provide calculations. Include steel beams. 31. Clarify attachment of rafter end nailing plate attached to the joist at the upper level as shown on sheet S -7, S -8 & S -9. • 32. Provide construction details for the 3 exterior porch roof systems. Provide details to clarify rafter attachment to portal frame structure, beams supporting rafters (both ends), support for the beams supporting rafters (both ends), stud framing at columns, veneer attachment to columns, footings, anchor bolt embedment, etc... 33. Provide cross section B /S9 as indicated on sheet Si. 34. Note 30 on sheets Si, S2 and S3 has 3 panels identified. Are the contractors and inspectors expected to read the calculations to determine which panel applies to which location? 35. Clarify shear wall stud attachment to portal frames. The details on sheet S10 do not indicate any connection to the column. Powder Actuated Fasteners? 36. Clarify the support for the Southwest bearing wall indicated on sheet S4. Beam # 12 does not appear on sheet S3 in this location. Revise drawings to indicate bearing wall support. 37. Roof framing sheet S4 indicates TR 350 rafters at the Northeast end of the structure. There are no calculations for that size rafter. TM 550 or BCI 450. Revise plan. 38. Roof framing sheet S4 indicates different types of rafters in different locations yet does not indicate all rafters. For example the West facing dormers do not have a rafter size indicated. Identify every rafter or provide a note indicating typical unless noted otherwise. 39. Roof framing sheet S4 indicates 5 1/8 x 19.5 ridge beam. Note 4 indicates a 5 1/8 x 21 which is consistent with calcs. Remove reference from sheet S4 for the 5 1/8 x 19. 40. Beam 2A is referenced on sheet S4 in the keynotes but doesn't appear on the plan. Revise the plan to indicate the beam. 41. Hangers identified for beam 2A and 2B are required to be sloped. The capacities listed in the Simpson catalog do not identify a value for sloped hangers. Provide an appropriate hanger for the sloped rafters/beams. 42. The calculations for floor joist live load indicate 40 lbs /sq ft. Table 16 -A, OSSC requires 50 lbs /sq ft live load for commercial office use. Storage areas should be calculated at 125 or 250 lbs /sq ft live load. Revise calculations to code required floor loads. If loads are calculated at 50 lbs /sq ft no storage will be permitted on joist type floors. • 43. The calculations for the floor joist supporting the exit facilities shall be designed at 100 lbs /sq ft live load. Exit facilities are stairs and corridors. Revise the calculations for the members supporting exit facilities to comply with Table 16 -A OSSC. 44. Beam 4 on sheet S4 requires 3.13" of bearing length per calculation. Provide a detail for this connection with the options listed on the plans. The detail shall include the support for the adjacent 3 -2 x 12 ridge member and it's support. 45. Sheet S3 and calculations indicate beams 8 and 11 in top flange type hangers. Support of some kind will be required under the top plate to transfer the load to the W flange header. A general note for all beams should be on the plans to indicate the number of studs required to transfer the loads. This will apply to all beams that bear on headers. 46. The calculations and keynotes call for an MEG hanger at the West end of beams 7 and 8. The loads on the beams require the MEG hanger to be a top flange type hanger. Provide a note for clarification on the plans. 47. Beam 13 sheet S3 has 3 point loads. Calculation sheet 14/51 only indicates 2 point loads. Provide a revised calculation. 48. Revise calculation for column 19f, page 20/51, for the revised loading from beam 13. 49. Revise calculation for column 20e, and footing 20f , page 22/51 for the revised loading from beam 13. 50. Provide shear and moment diagrams to supplement calculations for beam # 34a,b. 51. Section 1915.7 requires the depth of the footing above bottom reinforcement to be 6 inches minimum. The note pertaining to the 4' x 28' footing on sheet SI indicates reinforcement to be 3 inches from the top of the footing. Provide an additional layer of reinforcement or increase footing depth above reinforcement to comply with code. Please provide an item by item response to the comments above referencing the response to each comment by number.
