The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following.
EROSION
• Erosion control measures shall be in place prior to excavation or grading.
SPECIAL INSPECTION
• Special inspection is required for Structural fill beneath the foundations. The
special inspection agency of record, Carlson Testing, shall furnish inspection reports
to the Engineer of Record, Willamette Engineering and Earth Services, the
General Contractor, Gray Purcell, Inc. and the City of Tigard, Building Division,
attention Hap Watkins. All discrepancies shall be brought to the immediate
attention of the general contractor for correction. The special inspector shall submit a
final signed report stating whether the work requiring special inspection was, to the
best of the inspector's knowledge, in conformance with the approved plans and
specifications and the applicable workmanship provisions of the code. 1701.3 OSSC
ACCESSIBILITY
• Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in
20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50
units horizontal (2% slope).
• Accessible parking spaces and access aisles shall be located on a surface with a slope
not to exceed 1 unit vertical in 50 units horizontal in all directions. 1104.4.3 OSSC

DEFERRED SUBMITTAL
• The design of the elevated walkway and guardrail on the North side of the structure
will be deferred. After review and approval, the elevated walkway and guardrail will
be constructed in conjunction with the foundation.
• Tualatin Valley Fire & Rescue "Fire Flow & Hydrant Worksheet" will be deferred.
Deferred submittals will be charged a deferred submittal fee based on the valuation of the
portion of the work being deferred. The minimum fee shall be $200.00.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.

following information is required prior to the approval of the Site Permit.
SOILS
•
• The soils report indicates structural fill beneath foundations and requires compaction. A
special inspector shall be retained by the applicant. Please provide the name of the special

RETAINING WALL
• There appears to be an elevated walkway on the North side of the building. Provide a design
for the retaining wall and guardrail associated with the walkway.
FOOTING DRAINS
• The soils report submitted requires footing drains at the perimeter of the foundation. The soils
report indicates that the drains shall not be tied to the downspout or rain drain system. Revise
Utility Plan sheet C -4 to indicate the location and drainage of footing drains.
FIRE REVIEW
• Complete the enclosed "TVF &R FIRE FLOW and HYDRANT WORKSHEET ". The
allowable area permitted and the number of hydrants required will be based on the worksheet.
Also, please clarify the location of the nearest hydrant on sheet C -4.
