This letter is notification that the referenced permit for the work at the above address
has not received a final inspection. Since more than six months has elapsed with no
inspection activity, it is assumed that the work has either been suspended or
abandoned and this permit will be expired by limitation as provided in Section R105.5
of the Oregon One & Two Family Dwelling Specialty Code.
Please be advised that, in the event of a subsequent sale of your home, the lack of
inspection approval for this permit could delay closing. The lending institution and /or the
title company may require proof of a completed permit for such work prior to the sale of
the property.
We will allow thirty (30) days from the date of this letter for an opportunity to apply for
reinstatement of this permit for the purpose of final inspection(s). Certain fees will be
applicable at the time of reinstatement.

RE: Structure at 13835 SW Hall Blvd
The City of Tigard Building Division has reviewed the submitted building plans for the above
referenced address in accordance with the Oregon Structural Specialty Code (OSSC), 1998
edition and the 1999 Uniform Fire Code as amended by TVFR.
Please be advised that operating a home business requires a home occupation permit from the
planning department. Please contact the planning division regarding compliance with the
standards contained in the Tigard Development Code 18.742.
A prior HOP permit was issued to this address, but was for a different applicant and is not
transferable from one party to another. A new HOP permit will be required if conducting any
business activity.
Plans have been reviewed and issued in error, current permits are hereby invalid, no work
shall be performed until new permits have been issued.
Current plans show a 3,168 square foot U- Occupancy on the first floor for the parking of private
pleasure vehicles, A 3,168 square foot second story 51- Occupancy for general storage of non-
hazardous materials. And a 2,592 square foot lean to carport type structure (also a U- occupancy).
OSSC section 312.2.2 special area provisions: The total area of a private garage used only as a
parking garage for private or pleasure -type motor vehicles where no repair work is done or fuel
dispensed may be 3000 square feet.
Option 1) remove the carport structure from the plans and limit the main floor to 3,000
square feet by creating a small private office area limited to no more than 10% of the main use or
Option 2) Create a two hour Area Separation wall between the carport and the main
structure with a parapet to divide the area to less than 3,000 per side and create the office as
mentioned in option 1.
A rated one -hour occupancy separation is required between the first floor and the second floor.
Revised plans shall show a listed one -hour floor ceiling assembly with protected openings.
Proposed structure is in a R4.5 zone limiting the total height of the structure to 30 feet. Plans
show the proposed structure is 34 feet in height. Structure shall not exceed 30'feet in height
without planing approval. Obtain proper planing approval or lower the structure to 30' in height.

Structural comments:
1) Column to beam attachments and column to footing attachments are lacking provide
details.
2) Footing line "G" has three point loads of 9 thousand pounds each. In addition to the
floor loading of the second floor at 3,080 pounds per foot. Provide calculations showing
the existing two foot wide footing is adequate for the proposed loads.
3) Second story floor load shall be rated at 125# live load for light storage
4) Provide roof shear transfer details that reflect the style of proposed construction.
5) Elevation plan shows dormers on the roof provide framing details and proper support.
6) Plans show stairs that are lacking proper details for the rise, run, support, handrails and
guardrails. Provide details.
7) Provide a complete load path shown on revised structural cross section from the roof
to the ground all connection details, shear walls with nailing and hold downs will be
shown.
8) Provide structural and framing details on the attachment of the breezeway to the
existing residence.
Due to the major code items identified in this letter the entire structure must be redesigned and
submitted for review per Section 106.4.3 Oregon Structural Specialty Code.
