Dear Loraine:
This letter is in response to the plan review comments you issued on January 31, 2008 and the
separate Addendum on February 4, 2008 for the subject project. The drawings have been revised
with the changes clouded and are being resubmitted. Our responses to the individual plan check
comments are discussed below using the same item numbering on your review letter.
1. A smoke detector has been added to ground floor bonus room on Sheets A1-2, A -4, A -5 and
A -6.
2. A smoke detector has been added to the master bedroom on the third level on Sheets Al -3,
A -4, A -5 and A -6. The smoke detector in the hallway outside the bedrooms has been
relocated to be approximately halfway between the two bedroom doors.
3. A vent fan has been added in the center of the master bedroom bathroom on the third level on
Sheets A1-3, A -4, A -5 and A -6.
4. The fan in the second floor powder room will vent up the stairway wall cavity to the attic
space and vent through the roof. A note has been added to sheets A -4, A -5 and A -6 and on
the typical building section on Sheet A -7 to call out this vent.
5. The notes allowing fire -rated plywood to replace one layer of 5 /8" type "X" gypsum wallboard
has been removed from the details 12/S -6 and 13/S -6. In addition, the lateral design in the
front -to -back direction has been revised to utilize the double layer of gypsum wallboard for
shear on the upper two floors. The seismic loads were increased for an R value of 2.0 instead
of 6.5 for plywood shear walls. See the attached revised lateral calculations.
6. Detail 14/S6 has been added showing a 1 -hour rated wall on the side wall at the offset
between units 1 and 2.

7. The truss manufacturer is revising their truss engineering to carry the drag load from the
shear wall below.
8. Detail 15/S -6, reproduced from A0103.7.3.6, has been added showing the membrane
penetrations through the 2 -hour wall.
9. The energy path called out on Sheet A -7 has been corrected to Path 8.
10. Detail 13/S -6 has been revised to specifically call out fire - retardant plywood 4' from the
property line matching the requirements of Figure A0103.7.3.9(c) for rated crickets greater
than 30" tall.
11. The deck callouts have been corrected to call out the 7' x 12' decks on all sheets. Note that
the deck has been removed from Sheet A -5 since Lot 1 has no deck.
12. The crickets are ventilated by openings in the non -rated roof .sheathing. Detail 13/S -6 has •
been revised to specifically call out the opening size and spacing
• _ - 13. Combustion air for the gas appliances in the mechanical room is -provided by a• 4" vent •
through the exterior wall. A callout has been added to sheets A -4, A -6 and A =6.
The following comments are in response to the Addendum issued February 4, 2008:
1. The connection between the drag truss and shear wall is shown on revised detail 11 /S -7. The
shear is transferred from the wall to the truss by the exterior sheathing edge - nailed to the top
chord of the truss and the Simpson A34 clips between the wall top plate:and truss bottom
chord on the inside face.
2. The slab insulation is shown on revised details 2/S -6 and 5/S -6 and. on the foundation plans
on Sheets A1-2, A -4, A -5 and A -6.
