PUBLIC NOTICE: Anyone wishing to speak on an agenda item should sign on the
appropriate sign-up sheet(s).
Assistive Listening Devices are available for persons with impaired hearing and should
be scheduled for Planning Commission meetings by noon on the Monday prior to the
meeting. Please call 639-4171, Ext. 356 (voice) or 684-2772 (TDD - Telecommunications
Devices for the Deaf).
Upon request, the City will also endeavor to arrange for the following services:
• Qualified sign language interpreters for persons with speech or hearing
impairments; and
• Qualified bilingual interpreters.
Since these services must be scheduled with outside service providers, it is important to
allow as much lead time as possible. Please notify the City of your need by 5:00 p.m.

2.1 CONDITIONAL USE CUP 94-0003 VARIANCE VAR 94-0002 CELLULAR ONE LOCATION:
Southwest corner of SW Hall Boulevard and SW Pfaffle Street (WCTM 1S1 35DA, tax lot 1100).
The applicant requests approval for the following development applications: 1) Conditional Use
approval to allow the construction of a cellular communications facility consisting of a 100 foot
wood pole tower and a 336 square foot equipment shelter; 2) Variance approval to the buffer area
width requirement from 20 feet to 15 feet to allow the construction of a 10 foot wide access drive.

2.2 CONDITIONAL USE CUP 94-0004 CALVIN PRESBYTERIAN CHURCH LOCATION: 10445 SW
Canterbury Lane (WCTM 2S1 11 BC, tax lot 2800). A request for Conditional Use approval to allow
the construction of a new 9,700 square foot sanctuary to an existing church facility, modify the
existing driveway locations, and create a new parking lot area. APPLICABLE REVIEW CRITERIA:
Community Development Code Chapters 18.48, 18.98, 18.100, 18.102, 18.106, 18.108 18.114,
18.130, 18.150, and 18.164; Comprehensive Plan Policies 2.1.1, 4.2.1, 7.1.2, 7.3.1, 7.4.4, 8.1.1,
and 8.1.3. ZONE: R-3.5- (Residential, 35 units/acre) The R-3.5 zoning allows single-family
residential, public support facilities, religious assembly, residential treatment homes, farming,

timony is invited. The public hearing on this matter will be conducted in
accordance with the rules of Chapter 18.32 of the Tigard Municipal Code,
and rules and procedures of the Hearings Officer. Failure to raise an issue
in person or by letter precludes an appeal, and failure to specify the
criterion from the Community Development Code or Comprehensive Plan
at which a comment is directed precludes an appeal based on that

joining site for overflow parking. APPLICABLE REVIEW CRITERIA:

and 18.164. ZONE: R-7 (PD) (Residential, 7 units/acre, Planned Develop-
ment). The purpose of the R-7 zoning district is to establish sites for
single-family detached and attached units for medium density residential
development.
