The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
• The pedestrian walkway is not a required exit for either building. The roll down fire
doors at each end of the walkway shall be actuated by a smoke detector as noted in
Section 5 - 11.7 of TVFR99 -01. The plans for the location and type of detectors are
considered a deferred submittal.
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, rt ter of Transmittal. The letter of transmittal assists the City of

This letter is in response to your Plan Review Comments of June 20, 2003.

3. We will provide a zone of detectable warnings at the vehicular turn - around.

4. We note that the walkway is an accessible walkway. The grades are twenty
feet apart.
5. Handrail extensions exceed the 12" minimum requirement at both the top and
bottom risers. See revised elevations A4.6. OK

The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)

edition. The following information is required prior to the issuance of a Building Permit.
ACCESSIBILITY
1. Detail 11 /C8.0 indicates 42 inches to the bottom of the accessible parking sign. The
State of Oregon, Department of Transportation standards requires 84 inches to the
bottom of the sign. Revise the detail.
2. Details 3, 4 & 8/C8.0 indicate portions of curb ramps and flares being constructed
with detectable warnings. Section 1103.2.3.1 requires the full width and depth
including flares. Revise the details.
3. Section 1103.2.3.2 OSSC requires, accessible routes that adjoin vehicular ways and
loading zones and there are no curbs, a 36 inch wide detectable warning boundary to
be provided. See figure 14 in chapter 11 OSSC Provide a detail for the boundary and
indicate on the new site plans the locations of such boundaries.
4. Looking at the grading plans it appears that the accessible walkways will meet the
code required running slope of 1 in 20, see section 1103.2.4.3 OSSC. Details on sheet
C8.0 only indicate cross slope. A note indicating running slope is not required, but
could be beneficial.
5. Indicate the length of the handrail extensions at the top and bottom of the stairs on
detail 1/A4.5.

6. Clarify the height of the handrails at the stairs.
7. Detail 9/A5.2 has a note that says to see 3/A5.2?
FIRE- and LIFE- SAFETY
8. Provide a listed assembly for the 1 hour ceiling indicated on detail 3/A4.6.
9. Clarify the ceiling membrane that appears on detail 1/A4.7.
10. Clarify sheet metal framing connections that are not identified in the "S" pages. For
example, 5/A5.2.
STRUCTURAL
11. Provide calculations and clarify the connection of the WF columns to the base plate.
12. Calculations sheet L 11 indicates a 1" thick base plate; detail 5/S2.1 notes 3 /4 "? Revise
the detail to be consistent with the calculations.
13. Calculation sheet L15 provides calculations for the load on the exterior wall and
provides a solution. Provide an analysis of the lateral loads on exterior wall when
supported by the short wall/bulkhead.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
