Comment:
Accessibility
A sum equal to 25% of the total project cost shall be expended in eliminating existing architectural
barriers to persons with disability (OSSC, Section 3112). Consult ORS 447.241(4) for priority in
spending. Provide the budget amount and the project roster (see below).
Res nse:
OSSC, Section 3112 states that:
"Every project for renovation, alteration or modification of buildings, including apartment
buildings, and their related facilities required to be accessible by the chapter shall eliminate
architectural barriers up to an expenditure of 25 percent of the total project cost, inclusive of the
cost of eliminating architectural barriers.”
OSSC, Section 3102 definition for alteration states:
"Alteration is a change to a building or facility made by, on behalf of, or for the use of, a
public accommodation or commercial facility, that affects or could affect the usability of the
building or facility or part thereof. Alterations include, but are not limited to, remodeling,
renovation, rehabilitation, reconstruction, historic restoration, changes or rearrangements in the
plan for configuration of walls and full- height partitions. Normal maintenance, reroofing,
painting or wallpapering, or changes to mechanical and electrical systems are not alterations
unless they affect the usability of the building or facility."
2. Per the definition quoted above, 81% of the cost involved with this project is for "normal
maintenance" items and therefore not considered as a part of the alteration budget. Out of the

remaining 19% that is being spent on alterations, 44% is being spent on ADA improvements.
Please refer to the attached budget for a detail breakdown.
Comment:
Accessibility
1. The width of the aisle for turns around an obstruction shall be no less than 42 inches (OSSC,
ADAAG Figure 7). The screening wall for Boys Restroom 2A and Girls 4A must be set back.
Response:

7 Figure (a) allows a 36 inch width when makin g 90° turns. We feel that the condition at these

restrooms should be considered as 2 -90° turns rather than a 180° turn and therefore meets the 90°
turn requirements of Figure 7 (a).
Comment:
Accessibility
2. A door swinging into a restroom shall not swing into the clear floor space of any fixture (OSSC,
Section 3109(j). Correct swing of door into Restroom 7B, 40, and 33C.
Response:
1. Restrooms 7B, 40, and 33C are not being remodeled to accessible standards. Since we are at
44% for ADA improvements we are not required to make these improvements. Also, to make the
necessary accessible revisions would require us to reduce the number of plumbing fixtures for
the entire school to below code requirements for this occupancy.

3. The minimum clear open width of a doorway is 32 inches. Correct openings at Restroom 11C
and 11A.
Response:
1. We have field verified the dimensions for these openings. The drawings were incorrectly drawn,
they are 41 inches rather than what was shown.

4. The sink in each classroom shall be accessible in accordance with OSSC, Section 3109(k) 3.

Response:
1. Since we have already exceeded the 25% requirement, we are not required to make each
classroom's sink accessible.

2. Detail 4/4 has been revised by lowering the height to 34 inches which allows side access to the
sink. This will allow accessibility by side approach as defined by OSSC, Section 3109(b)2B,
Section 3109(b)2F, and ADAAG Figure 6(c). We have not found a specific reference to this type
of sink in OSSC, Section 3100.
Comment:
Accessibility
S. Staff Restroom 40 shall be accessible.
6. Restroom 33C and 34C shall be accessible and a toilet stall not less than 48" wide provided in
each restroom [OSSC, ADAAG Figure 30(b)].
7. Restroom 17A -A shall be accessible.
8. The toilet facilities in the room next to Head End Room 41 shall be accessible.
Response:
1. Since we exceed the 25% requirement for ADA improvements we are planning on making these
improvements. Also, to make the necessary accessible revisions would require us to reduce the
number of plumbing fixtures for the entire school to below code requirements for this
occupancy.

Fire and Life Safety
1. Provide the exiting /floor plan for the gymnasium.
Response:
1. No work is being done in this area other than mechanical maintenance upgrade since the school
district has decided to not take the alternate for refinishing the gym floor.
2. Since it is not totally clear on the plans, we want to briefly summarize the exiting plan for the (2)
gymnasiums. Gymnasium 39 exits to the outside on the north and east. Gymnasium 38 exits into
Gymnasium 39 and then to the outside on the north, and into Corridor 32 on the south.

2. Provide a cross - section of Corridors 6A, 2A, 3A, 30, 31, and illustrating the one -hour fire -
resistive corridor construction, wall height, and light fixtures.
Response:
1. Please refer to the enclosed section from the existing building drawings. The corridor ceiling in
Building "A' will be changed to a 1 -hour suspended acoustic ceiling. The corridor ceiling for
Building "C" is existing and should not require any modifications.

Provide smoke detectors and strobes in all restrooms open to the fire -rated corridor (see
Restroom 2A and 4A).
Response:
1. Drawing E2 shows a strobe in each of these restrooms. The smoke detectors are located in the
corridor which are a part of the same atmosphere.

PART 1 GENERAL
1.01 SUMMARY
A. Section Includes:

1.02 SUBMITTALS
A. Product Submittals:
1. Comply with requirements of Section 01300, Submittals.
2. Submit product data for each item of door hardware.
B. Hardware Schedule:
1. Submit five copies of the final hardware schedule.
2. Comply with construction progress schedule requirements.
3. Submit one copy of the final hardware schedule to each fabricator of doors
and frames within two weeks after acceptance of hardware schedule by
Architect.
C. Templates:
1. Furnish hardware templates to each fabricator of doors and frames within
two weeks after acceptance of final hardware schedule by Architect.
D. Keying Schedule:
1. Submit 3 copies of the keying schedule prior to ordering locks and
cylinders.
E. Installation Instructions:

1.03 QUALITY ASSURANCE
A. Manufacturer Qualifications:
1. Obtain each type of hardware from only one manufacturer, except where
indicated otherwise in hardware schedule.
B. Supplier Qualifications:
1. Hardware supplier shall have furnished hardware in the same market area
as the project for a period of not less than 5 years.
2. Hardware supplier shall have in his employment an experienced
architectural hardware consultant who is available for project hardware
consultation to the Owner, Architect, and Contractor.

1.04 DELIVERY, STORAGE, AND HANDLING
A. Packing and Shipping:
1. Tag each item or package separately, with identification related to the final
hardware schedule.
2. Deliver individually packaged hardware items at the times and to the shop
or site for installation.
3. Place sets of change keys in individual envelopes, tag keys, and plainly
mark keys with change number or symbol and door designation.
4. Assemble change key envelopes into one package and deliver to Owner.
5. Forward master keys and grand master keys by registered mail complying
with Section 01700, Contract Close -out.
B. Storage and Protection:
1. Provide secure lock up for hardware delivered to the site, but not yet
installed.
2. Control handling and installation of hardware items which are not
immediately replaceable, so that completion of work will not be delayed
by hardware losses, both before and after installation.
1.05 WARRANTY
A. Manufacturer's Warranty:
1. Provide mechanical operated overhead closer manufacturer's standard five
year written limited warranty against defective materials and labor.

2.02 MANUFACTURED UNITS
A. Hand of Door:
1. Furnish each item of hardware for proper installation and operation of the
door swing as indicated on floor plan Drawings, including left, right, and
reverse bevel.
B. Butts:
1. Furnish butts with non - removable pins at out - swinging doors with locks.
C. Latch and Lock Sets:
1. Furnish latch and lock sets in Rhodes lever design by Schlage Lock.
2. Furnish locks and latches with curved lip strikes in matching metal and
finish.
D. Surface Door Closers:
1. Furnish closers which do not limit the door swing.
2. Furnish drop plates for narrow top rails.
3. Furnish liquid controlled closers with key -type regulating screws.

2.03 HARDWARE ACCESSORIES
A. Fasteners:
1. Furnish flat -head screws in finish to match adjacent hardware as required
for each hardware item.
2. Where available, provide concealed fasteners for hardware units which are
exposed when the door is closed.
3. Furnish fasteners which are compatible with both the unit fastened and the
substrate.
B. Keying:
1. Key entire project to the existing building master keying and grand master
system.
2. Furnish nickel silver keys in the following quantities:
a. Change Keys: Three keys each lock or cylinder.
b. Master keys: Three master keys and three grand master keys.
3. Stamp Keys and Key Blanks: DO NOT DUPLICATE.

PART 3 EXECUTION
3.01 PERFORMANCE
A. Installation of Recessed Door Hardware:
1. Install recessed hardware and then remove and store recessed hardware in
a secure place during application of door and frame finish.
2. After completion of the door and frame finish, reinstall recessed hardware.

B. Installation of Surface Mounted Door Hardware:
1. Anchor kick plates with oval -head full- thread screws, spaced uniformly at
a maximum of 5 inches on center at kick plate perimeter.
2. Anchor thresholds with a positive anchoring device or expansion shield
and anchor bolts.
3. Set thresholds in mastic.
3.02 COMPLETION
A. Operating Hardware Adjustments:
1. Check and adjust operating hardware and each door operation to ensure
smooth operation.
2. Lubricate moving parts with type of lubrication recommended by
manufacturer.
3. Use graphite or WD 40 if no other lubrication is recommended.
4. Replace hardware which cannot be adjusted and lubricated to operate
correctly.
5. Adjust door control devices to compensate for final operation of heating
and ventilating equipment.
B. Contract Close -out Adjustments:
1. Where hardware installation is made more than one month prior to
occupancy of a space or area, return to the work not more than 7 days prior
to occupancy, and make a final check and adjustment of door hardware.
