The following list of revisions includes a description of each change and the engineering impact: 1. Embedded Posts: The short shearwalls under the Solarium have been replaced with drag struts and cantilever posts. Five cantilever tube steel posts, each embedded in a 30 inch diameter, 76 inch deep concrete pile are to be constructed under the Solarium and Northeast deck. Eight more embedded tube steel posts are to be constructed to support the looping walkway on the southwest side of the Solarium. The decks, including the looping walkway on the southwest side of the Solarium shall NOT be topped with concrete. The additional seismic load created by the weight of the concrete topping exceeds the resistance capacity of the cantilever tube steel posts. The overstrength factor of 2.5 has still being applied for the plan irregularity in the center section between the main buildings, and an R value of 2.5 has been applied to the seismic loads on the cantilever posts. The enclosed revised lateral engineering shows the location of these posts. 2. Lower Floor Drag Struts: Some of the short shearwalls under the Solarium have been replaced with drag struts that transfer the lateral loads to longer shearwalls. The enclosed revised lateral engineering - shows drag struts on the lower floor at wall lines L10, L12, and L13. The drag strut at L10 is also being assisted in lateral resistance by cantilever posts as described in item #1. The drag straps and beams along with • connections are specified on the revised lateral engineering 3. Middle Floor Drag Struts: A strap shall be installed from the M10 wall line to the floor beam in line with the wall. Detail D2 illustrates the drag strut over the Solarium on the M13 wall line. As shown on Detail D2, two short 24 inch long shearwall sections are to be constructed from Solarium roof to the drag beam to replace the two short shearwalls on the previous design. Gyp Board Shearwalls: In order to reduce the amount of APA rated sheathing on interior shearwalls, gyp board shearwalls have been specified to be constructed on the upper floor of the main buildings as shown on the revised lateral engineering. These walls are to be 5/8 inch gyp on both sides fastened on all edges to the framing with 6d cooler or wallboard nails at 4 inches on center. Some of the interior shearwalls on the middle floor are also specified to be constructed with gyp as shown on the revised lateral engineering. The R value in the seismic calculations has been revised to 3 for the gyp board shearwalls as well as a 50% reduction in capacity for seismic category D. 5. Solarium Framing Revision: The framing of the solarium and the walkway above has been revised to eliminate the long ridge beam that was required to span over the top of the upper level walkway. As shown in the enclosed detail F1, framing supports are being constructed every 5 feet along the upper level walkway. A 5 1/8 x 15 GLB every five feet shall support the decking of the upper level walkway as well as support the middle level solarium roof. These beams will span 20 feet. The upper level walkway roof ridge will span five feet and will be supported by the framing shown in detail Fl. A 6x6 beam will carry the walkway wall and Solarium roof load to the glu -lam. 6. Revised Beam Framing Over Kitchen: In order to eliminate one of the posts that came down through the Kitchen counter, the floor beam framing above has been revised as shown in the enclosed floor plan. Beams MB1 and MB2 support the floor and MB2 also supports a point load from beam VB1 that supports the roof rafters. Calculations for the revised lateral engineering and beam calculations are enclosed with this letter. Connection details required for the described revisions are also enclosed herewith. This latest revision set by Rowell is the one upon which the Architectural Document revisions were made. Miller Engineering is prepared to issue their final approval of the structural engineering on this project once documents have been re- issued to them through the City of Tigard. The City of Tigard will be re- issuing, project documents to Miller Engineering for their final review upon completion of items from the task list below. Per our agreement, here are my notes of the Final Task List that is being required by the City of Tigard. This is an item by item response to the unresolved concerns of the plan review. Rowell Engineering did not accomplish the original vertical calculations for this plan, however we have been asked to address all of the . remaining plan check items. Item 7 - The enclosed calculations for the roof members of the main building structures include the increased snow drift loads. You will then send the sets to Miller for their processing stamp and sign -off. When that set is signed and returned to you from Miller, you will then be able to issue your approval and sign -off. That will clear your portion of the Plan Check Process. You also mentioned that Emily Eng (Planner assigned to the project from Planning) has not signed off on the Planning Portion of the Review. Stairway landings. There shall be a floor or landing at the top and bottom of each stairway. The width of landings shall not be less than the width of stairways they serve. You will then send the sets to Miller for their processing stamp and sign -off. When that set is signed and returned to you from Miller, you will then be able to issue your approval and sign -off. That will clear your portion of the Plan Check Process. You also mentioned that Emily Eng (Planner assigned to the project from Planning) has not signed off on the Planning Portion of the Review. That needs to take place before the permit is issued. I believe that Lilly from Bill Reed's office is managing those issues at this point. After a phone conversation with Miller Engineering, code sections 1620.4.1 and 1620.2.9 have been reviewed for plan irregularities. The code boundary nailing requirements of the horizontal diaphragms on the project structure are adequate to resist a 25% increase in load. The L50 clip spacing stated in Note 5 of the shearwall schedule provides the required load transfer to the shearwall. Some of the shearwall nailing requirements have been increased to ensure that the proper L50 spacing is followed when diaphragm loads are increased 25 %. Horizontal MST48 straps have been added on the second floor plan at the re- entrant corners. Special seismic load combination calculations have been added for the beam under the Living /Solarium wall. This beam supports live, dead, and seismic uplift loads. When a change in use and building code occupancy classification occurs, licensure approval shall be contingent on meeting the Oregon Structural Specialty Code in effect at the time of such change.
