Correspondence EL(c)00,5 00 gcl9 February 28, 2006 CITY OF TIGARD OREGON Mr. Todd Ecklert 12640 SW 111th Place Tigard, OR 97223 Mr. Ecklert Your representative, Chris Strange of Vanguard Electric, requested two separate electrical meters at 10960 SW Errol Street Please be advised that by your request and building plans, the shop is an attached structure to the dwelling unit on the property. The shop is attached by a covered breezeway, making it part of the principal structure. The attachment allowed construction of a shop you desired_ Since the shop is considered a part of the principal structure, only one electric meter is permitted. Under TMC 18.120.030.A.4, an accessory building is defined as a "freestanding structure incidental and subordinate to the main use of property located on the same lot as the main use." Also, under TMC 18.510.060.A.1, accessory structures are permitted in all residential zones, but are limited to 528 square feet on parcels less than 2.5 acres. The shop, therefore, is not an accessory structure by definition. It is part of the principal structure and could not have been constructed as an accessory structure at the size that it is. It was your choice to construct a shop facility of 2400 square feet It could only be built by attaching it to the principal structure. It is, therefore, part of the dwelling unit and one electric meter is all that is permitted. Sincerely, 9, TOM COFFEE Community Development Director 13125 SW Hall Blvd., Tigard, OR 97223 (503) 639 -4171 TDD (503) 684 -2772
