The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and the State of Oregon Fire Code (OFC) 2004 edition. The following information is required
in order to complete the review.
Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the
work proposed and show in detail that it will conform to the provisions of this code and relevant laws,
ordinances, rules and regulations (OSS 106.). *Cross section(s) and details. Show all framing-member
sizes and spacing such as floor beams, headers, joists, sub -floor, wall construction, roof construction. More than
one cross section may be required to clearly portray construction.
1. Provide cover sheet with site plan showing location of building on site with accessibility, parking &
accessible route to building entry and required exits etc. OSSC sec.106 & chapter 11 section 1104
2. Provide construction details for walls with height and length and connections along with header
details.( *) (engineer lateral calculations for wall connected by bracing). OSSC chapter 16 & 23
4. Provide ceiling construction framing and design information showing ceiling meets chapter 16 and
ASCE 7 -02, or if using Armstrong system provide framing and construction details along with
installation /listing information. Or request the uses of an alternate per OSSC 104 (City of Portland
has one that can be utilized) OSSC sec.106

The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004

subject to the following conditions.
1. 1. The main exit shall be provided with signage indicating "THIS DOOR MUST REMAIN
UNLOCKED DURING BUSINESS HOURS" Section 1008.1.8 OSSC
• 2. Exits and exit access doors shall be marked by an approved exit sign readily visible from any
direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases
where the exit or the path of egress travel is not immediately visible to the occupants.

3. All exit doors shall be openable from the inside without the use of a key or any special

4. Exit signs shall be illuminated at all times and shall be provided with a second source of power that
will provide 1 1 /z hours of illumination in case of primary power loss. 1006.3 OSSC FYI Additional
exit signs may be required by the city field inspector to clearly indicate the path of egress.
5. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor
level anytime the building is occupied. The means of egress illumination shall be provided with a
second source of power in case of primary power loss. 1006.2 OSSC

6. Provide 2 -A rated fire extinguisher in the new area. The extinguisher shall be located so that no
usable space has a distance greater than 75 feet to the extinguisher. OFC 906.3
7. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be
permanently identified by the manufacturer. Sec. 2406. Some of these locations are as follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest
vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is
less than 60" above the floor or walking surface except when there is an intervening wall or
other permanent barrier between the door and the glazing.
8. Deferred submittals such as Truss Joist Shop Drawings, suspended ceiling system etc, will be
charged a deferred submittal fee based on the valuation of the portion of the work being deferred.
The minimum fee shall be $200.00. This fee is in addition to the project plan review fee based on
the total project value. OAR 918-050 -0150 Deferred Items: None listed
"Documents for deferred submittal items shall be submitted to the registered design professional in responsible charge
who shall review them and forward them to the building official with a notation indicating that the deferred submittal
documents hate been reviewed and been found to be in general conformance to the design of the building. The deferred
submittal items shall not be installed until the design and submittal documents have been appmrtid by the building
off dal Oregon Structural Specialty Code Section 106.3.4.2"

American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the
structure. The City of Tigard reviews the plans and inspects the structure only for compliance with
Chapter 11 of the OSSC, which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout
all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 109.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings in
such a position as to be plainly visible and legible from the street or road fronting the property.

Dear Val:
We are in receipt of your plan review comments and provide the following
responses in alignment with your May 26, 2006 letter:
1. We have attached the site plan completed by the building shell
architect. Unfortunately, this plan is not available in electronic
format to place onto our drawings. There is an accessible path
from the accessible parking stalls and public way into the
building. I have attached photos to assist.
2. Our drawings are provided with wall details, we have modified
them to show the heights. All headers are non -load bearing, all
walls are non load bearing, and no modifications are occurring
at load bearing walls or columns. Where doors are being
added, a header is shown in our details.
3. Deleted on our faxed copy, we did submit lighting calculations
with the plans.
4. The complete suspended ceiling grid is existing, all seismic
bracing and suspension cables are currently in place. Only
ceiling tiles and additional lights have not been installed. I have
attached photos to assist.
Please note our contact address, it appears the information is missing on your
letter and hence by we did not receive a hard copy.
