Lewis & Van Vleet Inc. Consulting Engineers prepared structural design documents and closely monitored the
above - referenced project during its construction. We visited the site multiple times to observe the progress and
have also observed the completed structure. We have received and reviewed copies of reports from Carlson
Testing Inc. regarding required special inspections, including their "partial" final summary letter dated January
18, 2005. To the best of our knowledge, the project structural work is complete (no structural issues are
outstanding) and it conforms to the calculations, plans and details prepared by this office. Note that this final
letter concerns only the new auditorium project and site improvements, and that we have continued involvement
in the remodeling portion of the project in the existing church building. This letter covers all civil engineering
work for the project, and all structural engineering work outside of and at the connection to the existing building.

outstanding) and it conforms to the calculations, plans and details prepared by this office. This letter concerns all
structural work associated with the new auditorium and with the remodeling work of the new building, including
the additional work for the conversion of the balcony to classroom space.

Southwest Church of Christ

Tigard, Oregon
Items 1 Occupancy, 2 Construction Type and 3 Area
The existing building was built in 3 phases as follows:
Phase 2 - Classrooms
Built in 1999, occupancy group A3 and E3, 6632 SF, type VN
construction with full smoke detection and alarm system.
This addition was separated from the previous 2 additions by a 2
hr. area separation wall ( grid G on the current plans ). No work
is to be done in that portion of the facility.
Phases 1 and 3
Auditorium, kitchen, mechanical rooms, toilet rooms and
classrooms, built in 1976 and 1987, original occupancy group B3
( now fits A3 occupancy description ).
9114 SF, type VN construction with full smoke detection and alarm
system.
Current Addition
Auditorium ( worship space ) and lobby addition, remodel of
toilet rooms, lobby and kitchen in areas of previous phases 1 and
3.
A2.1 occupancy.
8,692 SF addition + 9114 SF phase 1 and 3 = 17,806 SF total.
Type VN construction, fire sprinklered in lieu of 1 hr. at entire
building ( except phase 2, separated by 2 hr area separation
wall), with full smoke detection and alarm system.
Capacity of auditorium, room 104, including room 105 = 6,586 SF /
7 SF per occ.= 940 occupants maximum ( UBC Table 10A, use 3 ).
Capacity of multi - purpose room, #130 = 1,652 SF / 7 SF per occ.=
237 occupants.
Capacity of offices, rooms 121, 123, 125, 126 = 976 SF / 100 SF
per occ. = 9.7 occ. ( Table 10A, use 23 ).
Capacity of classrooms, rooms 109, 129, 131, 132, 133, 139 =
1,688 SF / 50 SF per occ. = 34 occupants ( Table 10A, use 7 ).
All other spaces, rooms 100, 101, 102, 103, 103, 107, 108, 110,
111, 112, 113, 114, 115, 116, 117, 118, 119, 120, 122, 124, 127,
128, 134, 135, 136, 137, 138 = 690 SF / 50 SF per occ. = 139
occupants ( Table 10A use 30 ).
Item 8 Roof Construction
Class B composition shingles on plywood sheathing and pre -
engineered trusses or truss joists at the auditorium.
Fully adhered EPDM class 1 roofing, over 1/2" Dens -Deck roof
board FMRC class 1, plywood sheathing and truss joists at the
lobby.
Item 9 Draft Stops
Attics will be fire sprinklered as part of this project. There
are no attics over 9000 SF and there is no horizontal dimension
over 100' ( UBC 708.3.1.2.2, Exception ). There are no
floor /ceiling assemblies.
Item 11a Area Separation Walls
As noted in comment 1,2 & 3, the 1999 classroom addition was
separated from areas involved in this project by a 2 hr. area
separation wall. No work is being done in the classroom area and
no changes are being made to the area separation wall.
The wall construction consists of 2 layers of 5/8" type x gypsum
board on wood frame construction per UBC Table 7 -B, Item 17 -1.5
for 2 hr. rated construction. Doors are 1 1/2 hr. rated and are
provided with smoke detector hold - opens.
Item 17 Stairs
There are 3 existing interior stairs, 2 from mezzanine 138 and 1
from lobby 118 to hallway 124. These are all of adequate width
and no changes are being made to them.
There are 4 new exterior stairs. One is from the parking lot to
the north entry patio, one is from the south entry patio to the
parking lot, one is from the auditorium side aisle exit to the
walk adjacent to the west parking lot and one is from hallway 102
to the landing at the top of the baptistry. All are of width as
required by UBC.
Item 18 Ramps
There are 2 interior ramps, one existing at hallway 111, one new
at hallway 102. Both are of width as required by code. The new
ramp at hallway 102 is at maximum 1:12 slope.
There is one new exterior ramp, at the south covered walkway,
with a maximum slope of 1:20.
Item 19 Interior Finish Class
Toilet rooms are specified to receive vinyl wall covering, flame
spread class 2 ( Spec. section 09950 ).
The east wall of the auditorium is specified to have acoustical
treatment consisting of 1 1/2" thick mineral wool sound deadening
boards and class 2 fabric covering ( spec. sec. 09950).

The lobby ceiling is suspended acoustical tile, class A, flame
spread 25 or under.
All other new walls and ceilings are painted gypsum board.
Item 20 Exits
Auditorium, room 104, maximum occupancy is 940 ( see item 1 ).
Per UBC Table 10 -B, "all other uses ", "other egress components ",
940 occ. X .2 = 188 inches of egress width required.
Exits opening directly to the exterior of the building equal 216
inches of egress width. An additional 144 inches are provided
through the lobby.
Exits are separated apart over 1/2 the diagonal dimension of the
area served.
Multi- purpose room 130 ( existing auditorium ) has a maximum
occupancy load of 237 ( see item 1 ). 237 occ. X .2 = 55.6 inches
required egress width.
There are 2 existing exits opening directly the exterior, that
are equal to 72" of egress width. In addition, there are another
72" of egress width to the lobby, which provides exits directly
to the exterior.
Exits are separated apart over 1/2 the diagonal dimension of the
area served.
Office occupancy load is 9.7 and the adjacent workroom is 1.7 for
a total occupancy load of 12 occupants. One exit is required
under 30 occupants. This is provided through the hallway ( an
intervening room ) which provides direct access to an exterior
exit.
All other spaces in the new and remodeled existing portion of the
building require only one exit and are provided with exit paths
through only 1 intervening room, which provides direct access to
an exterior exit.
Item 27 Electrical
Steel conduit is to be used above ground, PVC conduit below
ground or in concrete slabs.
Item 28 Platform
There is a platform in the new auditorium, room 104, and a raised
floor area accessing the platform and baptistry in hallway 102.
All voids below the floor sheathing in those areas will be filled
with insulation.
Item 30 Other
There is a Knox Box indicated for installation on the exterior
exit patio, adjacent to door #3 from lobby 108.
Item 30 Alternate Materials and Methods
As reviewed with Eric McMullen and Brian Blalock 10/31/03, there
were two approaches to the auditorium addition.
The first would be to separate the addition from the original
type VN building with roll -up fire doors and a 2 hr fire
separation wall, make the addition type V 1 hr and leave the
original building as -is.
The alternative would be to consider the entire building as A2.1
occupancy, type V 1 hr, with fire sprinklers in lieu of 1 hr
construction.
With this alternative, per UBC Table 5B the allowable area would
be 10,000 SF basic + 50% for separation 2 sides = 15,750 SF. With
an actual area of 17,806 SF, the building as proposed would be
2,056 SF over allowable.
The alternate method approved during that discussion was that a
full smoke detection and alarm system would be installed to
offset the area over the code allowable.
This, combined with fire sprinklering of the new and existing
building was felt to provide greater life safety than the first
alternative and is what is shown on the permit application
drawings.
