The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and 2003 International Fire Code as amended by TVF &R. The submitted plans are
approved subject to the following conditions.
GENERAL
1. All exit doors shall be openable from the inside without the use of a key or any special
knowledge or effort. 1008.1.8 OSSC
2. Floor drains shall not be located within the clear floor space at a lavatory, water closet,
urinal, or bathtub or shower. Floors shall not slope in excess of 1 unit vertical in 50 units
horizontal (2- percent slope). Floor drains shall comply with Section 1109.4.5 and be without
abrupt changes of level.
Exception: Floor drains may be located within a clear floor space at a fixture
provided the openings in the drain cover shall not exceed %2 inch (12.7 mm) in any
direction and the drain cover shall be no more than 1/8 inch (3.2 mm) below the level of
the surrounding finishedfloor surface.
3. Faucets and other controls shall be located on the same wall as the shower spray unit, and
shall be installed not less than 38 inches (965 mm) or more than 48 inches (1219 mm) above
the shower floor and shall comply with Section 1109.3.2.. In addition: OSSC 1109.10.10.5
4. For transfer shower stalls, the controls shall be located on the wall opposite the shower seat.
The controls shall be located within 18 inches (457 mm) of the open side of the shower stall
[see ADAAG Figure 37(a)]. A shower spray unit with a hose at least 60 inches (1524 mm)
long that can be used as a fixed shower head or as a hand —held shower shall be provided.
The hand held portion of the shower unit shall be mounted within the reach ranges of Section
1109.2.3.5 for forward approaches and Section 1109.2.3.6 for side approaches.

5. American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC, which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings
in such a position as to be plainly visible and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed
City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in
tracking and processing the documents.
