Re: Water heater rooms
On the 14 unit condominium project located at 9400 SW Coral St. all of the work listed
below was completed on every building in the Coral Commons project the same way.
This is to verify that each of the concrete walls that were poured in Coral Commons were
dug down to undisturbed soil and poured the thickness of the entire jog instead of the 4"
slab that was recommended on the approved set of plans. In addition each of the pours
has positive connections to the existing foundation walls. Three sets of rebar on each
side were doweled in. The rain drains have been rerouted to go around the pour and the
underside of the floor has been insulated. Inside each of the water heater rooms we will
make provision for heated air from the house to enter in as to avoid any possibility of
freezing.
Each of these things has been done in accordance with the requirements outlined by the
Inspection Supervisor Hap Watkins. We will call for inspection on these items along
with the shear wall inspections.

NOTE:
This memo is to inform you of our recommendations for a clarification and a
change to the original design. On our design we only show one holdown in
corners with abutting shear walls because the design forces are required in one
direction at a time and one holdown may work for both directions. Make a note
that the larger of the two holdowns must be used.
Also we understand a STHD14 holdown has been misplaced. We recommend
using a HTT22 in a epoxy setting per our detail RI.
