'/ � ? cL' � 6�3 r 1 T1 RECEIVED SEP 14 2007 �-- - , ® /" 7 „ Consulting Engineers September 12, 2007 Ms. Diane Kelley Milstead & Associates, Inc. 10121 SE Sunnyside Road Suite #335 Clackamas, OR 97015 RE: Tigard High School - Arts Wing Water Damage Dear Diane: On Monday, September 10, 2007 we went to Tigard High School to observe the structural damage presumably caused by moisture in the exterior walls of the arts wing. The structural system consists of one story wood framed bearing walls, open web wood roof joists, a conventional spread footing foundation, and wood structural panel shear walls to resist lateral loads. The exterior wall covering had been removed to expose the framing behind on two of the exterior walls of the arts wing building. There were signs of water damage around the king, trim, and cripple studs at the window openings indicative of prolonged exposure to moisture. The studs displayed varying degrees of rot and we would estimate that -- between 30% and 70% of the material had been lost in these members. However, based upon what was exposed to our view, the damage does not jeopardize the vertical load carrying capacity of the studs and no shoring of these walls is necessary. Because of the height of these walls, the primary loading they will see is wind loading. That makes these studs more sensitive to material loss than typical bearing studs. Therefore, we are recommending that any observed rot greater than 3 /4" occurring anywhere over the height of the studs will require replacement of that stud. A new stud shall be sistered onto the existing stud for the full height of the wall. At the rotted king studs, the replacement studs shall be nailed to the existing studs with (2) 16d nails at 16" on center. This report was based on visual observations only No structural analysis was conducted on the information in the existing drawings. Observations, conclusions, and recommendations contained in this report reflect our best engineering judgment. Concealed problems with the construction of the building may exist that were not revealed through our review.
