RE: SOIL ENGINEER'S REVIEW OF FOUNDATION EXCAVATION SUEGRADE
LOT 15 - SERA VISTA -
TIGARD, OREGON
References:

2. GeoPadfic Engineering Inc., Sod and Wall Engineer's Summary at Conclusion or Earthwork, Bella Vim, Tigard, Oregon,
June 15, 2005.
GeoPecific Engineer, Jim Imbrie, visited the site to review the foundation excavation subgrade. The observed
subgrade is fractured rock and residual soil. The current subgrade shows up to 2 inches of muck and standing
water; however it will likely dry quickly once the rains subside. Based on our observations, it is our opinion that
the current foundation subgrade is suitable for spread foundation support to a maximum allowable bearing
pressure of 1,500 psf, with the exception of a small area at the rear of the home, where the perimeter footing is
too dose to a near vertical cut. The cut should be supported by compacted gravel or preferably extra concrete
poured in the short wall below this area. Setbacks on adjoining rockery walls are adequate. This lot is likely to
have some groundwater seeping into the crawispace. Drainage and the use of drain rock inMlll needs to be 'Neff
placed to control flow to the lowpoint drain.
Our work scope pertains to geotechnical engineer's foundation excavation review only and the conditions
existing and exposed at the time of our site visit. No deck footing, patio, or other appurtenant structure
subgrades were observed. Our work was performed to the current local standards of practice. No warranty is.
herein expressed or implied. If you have any questions, please call.
Sincerely,
GeoPacific Engineering, Inc.
