The plan review was performed under the 2005 Oregon Residential Specialty Code. The review
of the submitted plans will be completed when the following information is provided.
1. Please provide three copies of detailed drawings to coincide with the connection and
hold down call outs in the engineering sheets SHT #12 -16.
a. Line 1 upper level- detail showing strapping across floor connecting upper and
main level.
b. Line A upper level- engineering calls for two 2' -7" walls, with hold downs on
each portion and straps across floor connecting upper and main, plan only shows
one 4' -6" wall.
c. Line B upper level, right side of nook -Show detailed shear transfer to main and
through sliding door header.
d. Line B upper level- show detailed shear transfer into main level and down to
foundation.
e. Line 3 main- detail for garage wall intersection.
f. Line b main- right side of nook, engineering calls for a 4' -4" shear wall, plan has
a 3' -9" wall.
2. Page 3 of 7 as per R403.1.4 - please provide revised #1 footing detail calling out
construction joint in footing and stem wall, as no vertical rebar is shown or called
for.
3. Please provide construction detail showing intended installation clarifying the note
for f2 on pg. SHT #13 of the engineering packet.
4. When responding, provide an itemized letter stating in what way each issue has been
addressed in the revision.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.

Subject: Framing inspection corrections
Dear Mr. Schlesinger:
Below is our response to the City's inspection report from 8/7/08 for the main floor and our
findings /corrections /revisions for both the first and second floors. The first seven items
correspond to the City's report numbers and the remaining are our corrections.
„ Strap both top plates in the NW corner of the L.R. w /Simpson LSTA24. Cut off the end of
the beam to flush with the wall.
2) Nail all hold -down, double studs with 2 rows 10d @ 12 "o.c.
3) The column shown is a drafting error since the ridge ends 6" inside of the front LR wall
and foundation. The roof over the LR/Entry is a tied -rafter system which requires that the
2x8 ceiling joists be installed as shown on the plan from the main roof over the LR to the
main roof over the entry. The ceiling ledger at the front wall must be removed and replaced
with a full - length ledger /ceiling joist.
the engineering requires a #1 6x12 beam at the nook and the 6x10 shown is a drafting
error. To correct this plan mistake, change the beam to a 6x12 or leave the 6x10 and add four
2x6 column under each end of the beam with a similar post in the crawl space from the
underside of the floor sheathing to the top of the footing.
5) The ceiling beam over BR #3 is unnecessary and is a drafting error since the roof is a tied
rafter system. No columns are needed at that location. Add column in garage /utility wall to
carry the column from the roof beam over the closet at BR #3 and the upstairs bath.
direction of the floor joists above the Den is not critical and is acceptable as framed.
6A) The front porch column is cut in the upper third of its length. Stabilize the cut by
installing ' /2" cdx plywood, 5 %2" wide from the top of the brick pier to the top of the beam.
Connect the plywood to the column with 3 rows of 2" long x 18ga staples at 3" o.c.on all
sides.

7) The engineering requires that all of the floor joists above the garage be nail laminated
with two rows of 10d @ 12" o.c. on all layers. Place the nails about T' from each edge and
clamp the joists together, where they have now twisted apart, prior to nailing.
8) All hold -downs on the first floor require two, full- height, nail - laminated studs next to the
hold - downs. Since the siding has already been installed, this requirement cannot be fully
met. As a brace for this condition, install a 2x6 block, horizontally and in line with the
bottom of the header, between the hold -down stud and the next full stud in the wall and,
tightly, install a piece of 6" wide micro -lam, vertically, between top wall plates and the 2x6
that has been nailed to the bottom of the 4x12 header. Nail the micro -lam to the header with
8 -16d nails and install a Simpson LSTA30, vertically, from the top of the wall over the
micro -lam and lapping the cripple stud.
This condition occurs at both rear patio doors, at the door to the garage and at the front
windows.
9) The 2x6 that has been installed on the bottom of the headers in the exterior walls has not
been nailed down to the cripple stud so that it has curled upward. Nail the 2x6 diagonally
downward at all locations to secure it to the jamb studs.
10) Nail all cripple studs to the king stud with a minimum of 10d at 12" o.c. staggered each
edge of the studs.
11) The 6x10 ceiling/roof beam over the stair is #2 grade as shown in the engineering and
not #1 grade as shown in error on the plan.
