The plan review was performed under the 2005 Oregon Residential Specialty Code. The review
of the submitted plans will be completed when the following information is provided.
Please provide two copies of revised plan sheets to reflect the accurate elevations as
shown on the site plan provided.
Provide two copies of revised engineering that reflect the change in the height of the
structure at some points as much as 4.5 feet, as this affects the lateral design calculations. If any
changes are made to the shear walls, provide two copies of plan sheets affected.

elevation shown. Provide a detail of how the post bracing will meet code, or the design of such.
Provide a detail of any cripple walls and designate the locations on the plan.
The floor framing pages provided are incomplete. Provide two sets of manufactured
r framing depicting the floor joist size, spacing, and all floor beams to be used.
6. Provide two copies of the lower floor plan showing the required smoke detector.
There is no detail for slab edge insulation, neither is there enough information on the
lower floor plan to clarify how the energy code will be met at the lower level floor. Provide two
revised plan sheets showing how this will be accomplished.
Provide a comprehensive foundation plan showing vents, holdowns, and the retaining
wall design called out at the location it will be used on the plan. Provide two copies of plan
sheets showing these changes.

The following items are in response to the City of Tigard Structural Engineering Review Comments on
Bella Vista Lots 18 & 28, Riverside Homes Plan #3569- B- 03 -OR, City of Tigard Building Permit
#MST2008 -00026 & MST2008- 00027, CSA Job #003 -4R.
Item 2. Provide two copies of revised engineering that reflect the change in the height of the structure at
some points as much as 4.5 ft, as this affects the lateral design calculations. If any changes are made to
the shearwalls, provide two copies of plan sheets affected.
CSA Response: The lateral analysis originally analyzed the lower floor wall lines as full height
walls for the entire house plan. Therefore the lower walls are not affected by the elevation change.
The only lower wall lines that are affected by the elevation change are the lower front wall lines C
& D since their height now exceeds 9'. Since the entire main floor load of wall line C was
conservatively placed into lower wall lines C & D (page 24/57 of calcs), the lower front wall lines C
& D also remain unchanged. The shearwalls and holdowns therefore do not change due to the
elevation change. Enclosed also is a comparison between the old and new elevation drawings.
Item 9. Provide a detail of any cripple walls and designate the locations on the plan.
CSA Response: Reference ponywall detail HD5 /S4.
Item 13. Provide geotechnical verification of the 2000 psf soil bearing value used in the design of the
retaining walls, or provide two copies of a revised design using the allowable soil bearing value of 1500
psf.
CSA Response: Enclosed is a geotechnical report #02 -7801 by GeoPacific Engineering, dated
6/15/05, & on page 3 verifying that the 2000psf allowable soil bearing value is adequate.

CSA Consulting Engineers authorizes Riverside Homes to use all applicable engineering
designs and calculations we have performed for the subject plan in order to obtain permits
for the referenced lots. This use is authorized with the following conditions.
1. The plans being submitted have not been modified from the plans for which the
engineering was done.
2. The structural codes and design criteria under which the engineering was done is
consistent with the codes and criteria currently used by the permitting agency.
CSA Consulting Engineers can take no responsibility to insure that these conditions
are met unless we review the specific plan submitted for permits and all applicable
engineering.
