Occupancy Type: R -3 Area: 326 Sq.Ft. Stories: 1 The plan review was performed under the 2005 Oregon Residential Specialty Code. The review of the submitted plans will be completed when the following information is provided. 1. Roof framing doesn't meet prescriptive code as per 802.3 ... support to bearing not depicted for hip /ridge. a. 802.3.1 ... rafters shall be nailed to wall plate, where not provided at wall plate, rafters need to be supported by girder, please revise plans to meet prescriptive requirements or provide engineered design. 2. North wall/ laundry room, first braced panel is not located at building corner per R602.10.11, please revise plans to meet prescriptive requirements or provide engineered design. 3. South wall/ office- Braced panels not to minimum width, per Table602.10.5. Note - using footnote (a), linear interpolations allows, 31" min. width qualifying panels per wall height of 9' with an opening of 6/8 x 8/6 (door), or provide a shear wall analysis, please revise plans to meet prescriptive requirements or provide engineered design. 4. Please provide a detail showing West wall (family & old laundry room) floor joist attachment. 5. When responding, provide an itemized letter stating in what way each issue has been addressed in the revision. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents.
