The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
1. A Mechanical permit has not been applied for and the outside air for the "Crewroom"
and "Office, Ken" has not been clarified. The outside air requirements of Table 12 -A,
OSSC shall be clarified with the Mechanical Permit.
2. Special Inspection: Special inspection is required for items listed on sheet 3. The
special inspection agency of record shall furnish inspection reports to the Engineer of
Record, Froelic Consulting Engineers,Inc., the General Contractor and the City of
Tigard, Building Division, attention Hap Watkins. All discrepancies shall be
brought to the immediate attention of the general contractor for correction. The
special inspector shall submit a final signed report stating whether the work requiring
special inspection was, to the best of the inspector's knowledge, in conformance with
the approved plans and specifications and the applicable workmanship provisions of
the code. 1701.3 OSSC
3. The means of egress shall be provided with illumination of not less than 1 foot candle
at the floor level anytime the building is occupied.
4. Provide 2 -A rated fire extinguisher so that no dsable space has a distance greater than
75 feet to the extinguisher. Standard 10 -1, Chapter 3 TVFR99 -01.
Live Loads Posted: The live loads for which each floor has been designed shall be
conspicuously posted by the owner in that part of each story in which they apply, using
durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant
of the building shall be responsible for keeping the actual load below the allowable limits.

Deferred submittals such as Mechanical Drawings, Fire Alarm, Fire Sprinkler, etc, will be
charged a deferred submittal fee based on the valuation of the portion of the work being
deferred. The minimum fee shall be $200.00.
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued a certificate of occupancy 109.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and . cessing the documents.

The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)

edition. The following information is required prior to the issuance of a Building Permit.
GENERAL
1. Complete and return the enclosed "Energy Envelope" forms to determine compliance
with Chapter 13 OSSC.
2. The previous plan submittal indicated heating and cooling equipment in the attic.
There is no indication of heating or cooling on the new plans. Access and Service
requirements identified in section 306 of the Oregon Mechanical Specialty Code are
applicable to all Mechanical equipment.
FIRE- & LIFE - SAFETY
3. Clarify the use of the shop area.
4. Outside air is required for the "Crewroom" and "Office, Ken ". Clarify compliance
with Table 12 -A OSSC.
5. The relocated shed appears to be closer than 10 feet to the property line. Openings are
required to be protected. Include opening protection in shed plan submittal.
STRUCTURAL
6. Structural calculations were submitted with the plan submittal that do not resemble
the structure. Calculations shall be site specific.
7. Provide structural calculations for foundation and footings. Indicate concrete strength.

8. Provide lateral calculations for the second floor addition. Calculations shall clarify the
ability of the new and existing structure to resist all forces. 1605.1 OSSC
9. Provide calculations for the new and enlarged openings and the ability of the
existing structure to resist all new and existing loads imposed. 1605.1 OSSC
10. Provide calculations for the floor joist. Will the second floor storage area indicated on
sheet 2 be Light or Heavy storage as determined by Table 16 -A ?
11. Sheet 1 indicates a relocated 12 x 36 shed canopy. Provide structural drawings and
calculations for the shed.
ACCESSIBILTY
12. Provide a van accessible parking stall at least 9 feet wide with an accessible access
aisle at least 8 feet wide near the building entrance. Provide an accessible route to the
building entrance. See section 1104.1 OSSC, for additional requirements including
signage.
13. Provide a detail for the accessible parking sign required by section 1104.1 OSSC. The
bottom of the sign is required to be 84 inches above grade.
14. Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in
20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50
units horizontal (2% slope). 1103.2.4.3 OSSC
15. See attached detail for the accessible shower shown in the Men's Restroom. The
controls and shower head shall be relocated to the North wall.
