(1) Advice -
Many times property owners, affected citizens and groups, '
architects, and real estate professionals seek advice

relating to land use matters (zoning, processes, comprehen-
sive plans, utilities, street vacations, etc. ) This
advice is sought so that immediate decisions can be made
based on factual input and professional direction.
(2) Feasibility Studies -
In depth investigation of individual property situations ,
that encompasses all land use parameters : zoning and zoning
regulations, transportation, infrastructure (Water, sewer,
Utilities) street right of ways and volUmes, comprehensive
. plan statements, analysis of potential development , general-
ized site or development plan and recommended action.
These studies are provided in bound form with appropriate
exhibifs.
(3) Comprehensive Plan Amendments -
The State of Oregon via the Land Conservation and Development
Commission has required that all jurisdictions develop and
adopt Comprehensive Development Plans, Many of these plans

are adopted with others coming on line during 1980,
Amendments to comprehensive plans are possible and most
often entail a specific process unlike other zoning prOcesses,
• Local and regional concerns must be addressed and generally
application periods are limited to specific yearly quarters,

Each of these processes have precise application forms and
various specific justification requirements that must be
addressed in order. to be approved. Application development
and justification statements are provided as well as presen-
tation to appropriate neighborhood group and hearing body.
(6) Planned Unit Development and Subdivision Review -
Site analysis, P.U.D. or subdivision planning with develop-

ment of preliminary plan for submission along with applica-
tion. Attendance at appropriate neighborhood group and
hearing body for presentation of proposal.

Submission and processing of any necessary appeal from one
hearing level to the next is provided for any of the above
