Nature of the Proposal. , ,fs11:, The applicant desires to utilize the property for commerical- professional use. The existing dwelling on tax lot 700 would be remodeled for a temporary professional office together with improvements for suitable off-street parking. Existing land= scaping would be retained. No immediate use of tax lot 800 is �' e contemplated. .` , The immediate area has undergone rapid transition in the last five years from residential to commercial professional use. The proposed use is compatible with Phil Lewis School, which lies to the west across S .W. 72nd, and the Tigard Friends Church, which lies on four parcels just to the north of S.W. Gonzaga St. °; A developed six unit subdivision to the east on S .W. Gonzaga would not be affected. On the south side is located a two story office building plus there is additional office park immediately to south of S.W. Hampton Street. The property is also in the immediate vicinity of the S.G . 72nd-Hwy 217 interchange. D2. Conformance to Comprehensive Plan.
