Enclosed is a copy of Ordinance No. 80-44 which was approved May 19, 1980,
and Ordinance No. 80-46 which was approved June 19, 1980, due to a typo-
graphical error on Ordinance No. 80-44, by the Tigard City Council at
their regular meeting. Your request was approved with the following con-
ditions as set forth in the enclosed ordinances.
1. That ten (10') feet of right-of-way be dedicated to the City with
half street improvements along the frontage of the property on
S.W. 98th prior to issuance of BUilding Permits.
2. That sixty (60') feet of right-of-way be dedicated to the City
with full collector,Street improvement along the frontage of
the subject site for the creation of S.W. Commercial Street as
shown on the site plan ptior to issuance of Building Permits.
3. Project to receiVe Site Design RLview prior to issuance of

A request by Oak Hill Investments Company for a temporary use permit to place a
manufactured model home on SW Pacific Highway south of Fairhaven Way, north of

throughout the'site. The topography slopes gentle froul the north to
south and has a minor wet lands area on its south end.

parcels on all sides. The comprehensive plan designates the properties
to the west of the subject site as multi-family. To the south is the
Southern Pacific 'Railroad tracks. South of the tracts is an indlxstrial

., area adjacent south of the subject site was also designated as "Multi-

, 8 Traffic to and from the site till be served by S.W, 98th and a future
extension of S.W. Commercial Street from the southeast. S.W. 98th is

However, there are no curbs or sidewalks. S.W. Commercial will be
created from the intersection of S.W. 95th Avenue st to S.W. 98th when
the property adjacent south of the subject site is developed. The Com-

Staff recommends approval of the preliminary plan and program as presented,
subject to the following conditions:
1. That 1C feet of right--of-way be dedicated to the city with half street
improvements along the frontage of the property on S.W. 98th, prior to
issuance of building permits.
2. That 60 feet of right-of-way be dedicated to the City with full collector
street improvement along the frontage of the subject site for the creation
of S.W. Commercial Street as shown on the site plan prior to issuance
of building permits.
3. That significant negation be preserved as identified by the Site
Design Planner after approval of a landscape plan prior to issuance
of building permits.
