REPORT TO 0011gOIL Iyster - 4/20/71 • This site is a desireable location in its proximity to the present freeway network for access to all parts of the metropolitan Portland area. The availability of utilities, adjunct services and related facilities have caused the Company to select this site as its first choice. We believe the proposed facility through the use of the Planned Development concept can provide a desireable "buffer zone" of transitional use between the proposed commercial ' • residential to the north and the existing industrial to the • south. There are no noxious odors, noise, or other pollutants which would be detrimental to the neighborhood at large. In outline, the proposed development would consist of the following basic elements: A. Other refinements have been made which we believe will enhance the general area. VERIFICATION OF TREES AND SHRUBS: Within five (5) calendar days of the the Contractor shall make an inspection away of the Landscape Contract, with the Landscape Architect or his representative, of all trees and five (5) shrubs of each type which the Contractor proposes for use on this project. Do not prune trees until confirming with the Landscape Architect. 6. Adequately protect plants from sun, wind and any other harmful . condition. Water plants as necessary until planted. 7. Plant plant material immediately upon delivery to the project site, or heel in upon arrival if planting is to be delayed. Maintain adequate watering. . 8, Plants shall be subject to approval of size and quality by the Landscape Architect. Remove disapproved plants from the site I . immediately, 9. PLANTING TIME: Plant clover, trees, shrubs and groundcover only during periods which are normal for this work determined by the season, weather conditions and accepted practice, and after all major construction work has beeh completed, b.
