A FINDING OF FACT
Background
The ;subdivision plat for Dover Landing subdivision, which contains the
subject parcel, was approved in January 1487. A previous application is
for corner lot setback variances for all corner lots in Dover Landing

The area surrounding the subject parcel is zoned R--45 (PD)
(Residential, 4.5 units/acre, Planned Development). The area is
rapidly developing with single family residences The parcel
immediately west of the subject parcel fronting on River Drive

The subject parcel is currently vacant and is located on the southwest '
corner of the intersection of SW River Drive and SW Tualatin Drive,
