There is presently existing in the proposed • development area a wood frame house in very poor condition. The proposed con- struction will remove this house and replace it with a new commercial use structure. The setback reduction is required to allow preservation of existing access to parking behind the adjacent building. The only way this building will fit on the lot and preserve the existing access is by reducing the side yard setback. The adjacent properties have made full use of their properties. The Circle K food store adjacent to the North has a 3 foot setback from their line. In addition, the existing commercial building on this site has 2.5 feet setback. It seems reasonable to allow full use of commercially zoned property. The authorization of this variance will not be detrimental to the planning ordinance or to adjacent properties or their uses. In an existing developed district where buildings are set close to property lines, the replacement of a structure with a new structure will not create conditions which do not presently exist. The setback variance that is being requested to allow construction of a 50' wide building; a building of less width would create space rental problems and make the building long and narrow. The only alternate to this structure is to remodel the existing house and use it for rental space. This proposal makes use of the existing °:� access to rear parking.
