by Section 160-4 of the City of Tigard Zoning Ordinance

The M-2, General Industrial parcel is located on the
west side of S W. 72nd Ave approximately 1000 feet
south of S.W. Bonita Road.

The area surrounding the subject ;property is zoned M-2,
General Industrial and M-3, Light Industrial and is
developed with various industrial uses and scattered
single family horses.

for general industrial development.

Staff Findings and Recommendation
The staff finis that the existing warehous4 4 and. con.cret
Pad were erected prior to annexation within the County' s
M-2, General Industrial zone. The Washington County
IIZoning; Ordinance does not require a side yard setback,
while the City of Tigard Zoning Ordinance requires 20 feet.
The staff further finds that the requested variance meets
the conditions for variance approval as stated in Section
240-2 of Zoning Ordinance.
It is recommended that the request be approved subject
to the following conditions:
1. Future building additions shall conform to "'':
