Notice is hereby given that a Public Hearing will be held
by the Planning and Zoning Commission at City Hall in Tigard,
Oregon on April 30, 1968 at 8 :00 P.M.
with respect to the following:
A variance application by Mr. Robert T. Cooper, requesting a
10 foot reduction in the required front yard set back. The
property fronts on S.W. McDonald St. , approximately 300 feet
west of the corner of 103rd and McDonald.

4. REASONS FOR VARIANCE
.. a. Mr. Cooper feels that the extraordinary front yard setback
on S.W. McDonald St. causes a financial hardship. -=

b. Ostensibly, Mr. Cooper received information from a member of
the City Staff that a 30 foot setback was adequate. He then
completed drawings and financial arrangements in accordance
with thar information.
c. It is now necessary to redraw and refinance the existing pro-
ject in order to meet with McDonald Streets additional set-
back. This, according to Mr. Cooper, would cause a loss in

The City Staff recommends approval of the Variance for the fol-
lowing reasons.
a. To redesign the proposed development so as to meet the ad-
ditional 10 foot setback would not inhance the buildings
attractivness.
b. The building, being 18 feet high at the building line, does
not cause the confining effect normal two story structures do.
c. Because the lot is not on a corner, there will be no loss of
traffic visibility by allowing a 30 foot setback.
