Co. tax map 251 12AD, Tax lot 2100) '. • ,A 5 foot setback on the south and west side and a 10 foot setback , - . bn the North side was approved by the City CoUncil. . ,., Upon further in depth analysis of this site and project with our consulting architects and engiteer8, we have concluded that an even better use of the property would be achieved if the South and No:th side setbacks were reversed. In other words we would have a 101 setback on the South side and, a 5t setback on the North side. We feel there are (3) three good reasons for this reqUest. li • • • (1) The 101 setback on the South Side rather than the 5i giVes tie less conflict during construction and greater Safety • . after completion with the existing overhead power lines that run along the South property line - see drawings. Engineering Co.- noted Sabre 2 i Construction had not presented information to show undue hard- ship existed at the Planning Commission meeting because sta had recommended approval . Mr. Al Crombe, representative of N.W. Engineering - presented 5 „ pictures (noted as Exhibits 1-5 in file) showing the site and • surrounding bUildings . Based on this statement, the Planning Commission voted to deny the variance. We feel that review is necessary for the following reasons: 1. The Planning Commission was not familiar enough with this request to make fair evaluation. • 2.
