City seemed to feel that it would be better to have
apartments instead of a general commercial use on
the subject property) due to the amount of vehicular
traffic,
O . Chairman Paterson stated that the traffic problem
on Pacific Highway was worse than a year ago .
It was moved (Nicoll) , seconded (Fletcher) and
passed by a unanimous vote of the Commission
present to deny the request and recommend to the
City Council that a moratorium be declared until
some remedial action is taken to correct the
• traffic situation on Pacific Highway

utilization of an easment running parallel to the
easterly property line of the subject parcel for
access, a variance of 10 feet under the minimum side
yard required by Section 170-4 of Tigard Zoning
Ordinance.

The undeveloped subject property is zoned M-3, Light
Industrial and located on the north side of S.W.
hunziker Road, approximately 1400 feet southeast of
S.W. Hall Blvd.

The area surrounding the subject site is zoned M-3 and
developed with various industrial uses.
Staff Finding:sand Recommendation
The staff finds that the requested variance will not be
• incompatible with surrounding land uses, nor with potential
future land uses.
In addition, the proposed plot plan indicates additional
• setback than required by the Zoning Ordinance for the
opposite side yard and for the front yard.
It is the stalfos opinion that joint utilization of the
existing eaStent for access will minimize potential
ingress and egress conflicts along Hunziker Rd.
It is recommended that the request be approved with the
following condition:
• 1. That landscaping plats for the periphery of
the Subject parcel and Within the parking area

Gentlemen:
Mr. Robert Gray of the R. A. Gray Construction Company
in Tigard called me asking if I would approve a 10 '
setback between the Partex property and my adjoining
property, both on Hunziker Road.
At the present time there is a drainage ditch that
separates the two pieces of property and I would have
no objection to Partex setting back only 10 ' from this
property line rather than the usually prescribed 20 ' .
