Gentlemen:
We sbmit herewith application for the following:
1) Conditional Use Permit - to allow a use similar to railroad
trackage in an M-2 zone (i, e, craneway) and outside storage;
and
2) Variance to the 20' side yard setback requirement
In support of our request, we offer the following:
We have been awarded a contract that for the nest five years) will
require our having on hand and in process larger than normal quantities of
heavy structural steel, The majority of these members will be 60 to 70 feet •
in length,
Our plant consists of 3 - 801 wide 7251 long bays, plus a 261-6 801-6
lean-to structure housing the lunch room and locker and rest roon-is, An aerial
photo of our plant is attached to facilitate your review, We presently store the
bulk of our work-in-process materials in our 3rd, or south bay, It would be
.• virtually impossible for us to continue inside storage of the materials and at
the same time maintain necessary production levels, The size and quantity of

materials would literally choke the shop, Thus the need for the outside crane-
way and storage yard,

One of the most significant benefits of this project will be that it will
enable us to open up our 3rd bay for production use, thereby creating
additional job opportunities for Tigard area residents.
The need for the variance is dicated by the location of the building in
relation to the existing spur track and the size of the materials to be moved
in and out. Please refer to the plot plan; Sheet E-5, attached.
We will greatly appreciate your processing this application at the
earliest possible date. Production of the above mentioned project will start
as of .7aiivary, 1977 and the outside storage yard will be needed immediately
as we will be producing at the rate of approximately 1, 000 tons per month.
