JAPANESE INTERNATIONAL BAPTIST CHURCH, an Oregon non profit * hereinafter called the Grantors,
grant and convey unto the City of Tigard a perpetual easement for constructing, reconstructing, operating, maintaining,
inspecting, and repairing of an underground storm drainage line and sanitary sewer line, together with the right to remove, as
necessary, vegetation, foliage, trees, and other obstructions on the narcel of land described in Exhibit A ", situated in the City
of Tigard, Washington County, State of Oregon. corporation
THE TRUE CONSIDERATION for this conveyance is $ 0.00 . However, the actual consideration consists of or includes
other property or value given or promised which is the whole consideration.
IT IS EXPRESSLY UNDERSTOOD that this easement does not convey any right, title, or interest except those expressly
stated in this easement, nor otherwise prevent Grantors from the full use and dominion thereover; provided, however, that
such use shall not interfere with the uses and purposes of the intent of the easement.
IN CONSIDERATION of the premises, Grantee agrees that if said Grantee, its successors or assigns should cause said .
easement to be vacated, the right of the Grantee in the above - described easement will be forfeited and shall immediately
revert to the Grantors, their successors, and assigns in the case of such event. In the event that said easement is
not used by Grantee for a period of 10 years, the easement snail auto m atica] l y expire and 1
Grantee shall upon request execute a recordable document evidencing such expiration.

PUBLIC UTILITIES EASEMENT
A 20 foot wide public storm and sanitary sewer easement is granted across the tract of •
land described in document number 98142256, Deed Records of Washington County,
Oregon. The easement lies along the east line of said tract. Beginning at the southeast
corner of said tract which is N00°1 l'00"E 478.07 feet from a 2" galvanized iron pipe at
the initial point of Steve & Hughie's Place, a duly recorded subdivision plat in
. Washington County, located in the SW 1 /4 of section 36, Township 1 South, Range 1
West, Willamette Meridian; thence N87 °53'04 "W 20.01 feet along the south line of said
tract; thence northerly 445.10 feet parallel with the east line of said tract; thence
