Dear Mr. and Mrs. Viaene:
This letter is in response to your request for approval of a 14-foot tall, 392-square foot accessory
structure for the purpose of covering an RV. The Director has approved this structure with conditions,
finding that it meets the approval standards of Section 18.144 of the Tigard Community Development
Code as described below:
• 'The applicants requesting the approval of the structure are the current property owners based on
real-estate closing documents provided by the applicant.
• The structure is on a parcel of land that is smaller than 2.5 acres and zoned R-4.5 which allows an
accessory structure to be a maximum of 528 square feet. While there is another accessory structure
on the property, the code does not limit the number of accessory structures permitted on a lot. The
accessory structures must not exceed the maximum lot coverage and each structure may not
exceed the 528 square foot requirement. The proposed structure is 392 square feet. Based on this,
the proposed structure cannot be attached to the existing accessory structure or it will exceed the
maximum square footage requirement.
• The lot coverage standard will not be exceeded as a result of the additional accessory structure. The
structure, as proposed, does not encroach°into the five (5)-foot side yard and rear yard setbacks
required for accessory structures in residential districts.
• There are no identified wetlands, steep slopes or identified flood hazard areas on the site.
The approval is based on the above findings and the CONDITION THAT THE PROPOSED
STRUCTURE NOT BE ATTACHED TO THE EXISTING ACCESSORY STRUCTURE. The Accessory
Structure approval allows the structure in the location proposed. You are required to obtain a building
permit prior to construction. Please provide a copy of this letter when applying for your building permits.

To Whom It May Concern:
This structure is intended for use in covering a motorhome. The structure is a kit
purchased from a national company of all weather structures called Coverlt. This
structure consists of heavy duty galvanized steel tubing with a 16 oz. Vinyl
covering. The placement is such that its' green coloring blends in with the nearby
foliage and is unobtrusive to all neighbors.
