LEGAL DESCRIPTION
A tract of land situated in the S.E. 1/4, Section 36, T1S, R1W,
W.M.; City of Tigard, Washington County, Oregon, being a 25.0
foot wide strip of land more particularly described as follows:
Beginning at the southeast corner of that tract of land conveyed
to Alfred Zweiner, recorded in Book 78, Page 428, Washington
County deed records;
thence, along the south line of said Zweiner tract, North
86 °45'27" West, 40.0 feet;
thence, parallel with the centerline of S.W. 72nd Avenue, and
being 40.0 distant, when measured at right angles, from said
centerline, North 1 °43'56" East, 735.77 feet to a point on the
north line of that tract of land conveyed to Eastgate Theatre,
Inc., recorded in Book 886, Page 935, Washington County deed
records and the true point of beginning of the herein described
25.0 foot wide tract;
thence, along the northerly line of said Eastgate Theatre, Inc.,
tract, South 62 °56'11" West, 474.89 feet;
thence, at right angles to said northerly line, South 27 °03'49"
East, 25.0 feet;
thence, parallel with the northerly line of said Eastgate
Theatre, Inc., tract, North 62 °56'11" East, 461.16 feet to a
