Recover Existing Roof with GAF Ruberoid White Granular Surfaced
Rubberized Asphalt Membrane
1. Clean the surface of the existing roof, disposing of all dirt and debris in our
containers.
2. Remove and dispose of the 80' x 12' plywood structure (area A on diagram) into
our containers.
3. In area A & B (see diagram), replace all wet insulation and defective plywood
with similar materials.
4. In area C (see diagram), install 1" insulation to match insulation layer on the
balance of the roof.
5. Remove existing unused pipes, vents, and fixtures from roof and dispose of them
in our containers. Install new decking where these units passed through the old
roof deck.
6. Add new flow- through on the West perimeter of roof.
7. At all drains and flow- throughs, remove insulation 2' in each direction and
install tapered insulation down to each drain, to minimize ponding.
8. Install tapered insulation crickets at all four roof corners to minimize
ponding.

9. Cut 18" troughs in the existing insulation board from the drains out to the
ponding water areas, in order to facilitate water drainage from the low areas of
the roof. The sides of these troughs will be beveled for a gradual transition
to the adjacent roof areas. A double layer of rubberized asphalt membrane will
be installed in all troughs.
10. At the North wall siding, trim the bottom of the siding as necessary to insert
new flashing.
11. Slit and nail all blistering and wrinkled roof materials, nailing down or
spudding off where necessary. Dispose of debris in our containers.
12. Loosen metal skirting at roof fixtures and siding for proper insertion of new
roofing. Resecure at job completion.
13. At all drains:
a. Plug drain to ensure that no foreign debris plugs drain pipe.
b. Remove all roofing around drain and clean and prime as necessary.
c. Remove drain ring -clamp and bolts. If bolts are rusted tight, new holes
will be routed out and new bolts used to re- install drain ring - clamp.
d. Heat weld two layers of rubberized asphalt membrane to drain bowl. Membrane
will be run from the top of the drain pipe out onto the roofing surface a
minimum of 6" and will be "finger- flashed" at all changes of plane.
e. Resecure drain clamps with bolts and re- install screen hole.
14. Install rubberized asphalt membrane at all flow - throughs and over -flow drain
scuppers.

15. At all mechanical units:
a. Reroof under mechanical units by jacking -up units and removing wood sleepers
prior to roofing; then replace sleepers.
b. Use new wood sleepers of similar dimensions to old ones.
c. Before replacing sleepers, insert pad of Ruberoid modified bitumen
rubberized asphalt membrane between sleeper and new roofing to prevent
damage to the new roof system.
d. Replace wood sleepers under the conduits on roof.
16. Heat weld 20 year GAF Ruberoid white granulated surfaced rubberized asphalt
single -ply roof membrane to the existing roof surface.
17. Apply double membrane at all roof -to -wall and roof -to- fixture curbing
transitions, and at all metal flashing and roof penetration details.
18. Fabricate and install rubberized asphalt sleeves around all pipes and jacks,
which will run 5" up onto the pipe and have a flange which will run 5" out in
every direction in the horizontal plane, tieing into the new roofing system.
Secure roof membrane to pipe with stainless steel band clamp and caulk at the
top edge of the membrane.
19. Thorough clean up at job completion.
20. FINISHED ROOF ASSEMBLY IS A 20 YEAR PLUS ROOF SYSTEM.

22. Replacement of wet insulation and defective decking on the area of the roof not
included in Areas A & B will be performed at the rate of $84.00 per hour plus
materials. The total cost of these repairs will not exceed $1,700.00

Price includes all applicable permits and the cost of a
structural engineer's report necessary to obtain the building permit
GUARANTEE
The King's Roofing Company will provide all material and labor necessary to repair any
leaks that should occur due to defective workmanship or materials for 20 years from the
date of the roof installation. This warranty is Non - Depreciating, Non - Prorated and No-
Dollar - Limit. Warrantee is transferable to a new owner at a fee which will be
determined at the time of transfer.
P A Y M E N T S C H E D U L E
A) Material delivery and job start -up $20,000. Due upon receipt
6) 60% Completion $20,000. Net 10 days
C) 100% Completion $32,000. Net 10 days
All of the above work to be, completed in a professional manner according to standard practices for the sum of
Dollars ($ ).
The entire amount of contract to be paid within days after completion of work.
Any alteration or deviation from the above specifications involving extra cost of material or labor will only be executed upon orders for same, and will become
an extra charge over the sum mentioned in this contract. This proposal may be withdrawn by us it not accepted within 60 days. The customer agrees that all
work has been done in satisfactory fashion and price unless a complaint is submitted in writing to The King's Roofing Co. within five (5) days after being
informed by the same company that the work is complete. If this contract is placed in the hands of an attorney for collection, i /we promise to pay The King's
Roofing Co. reasonable attorney's fees and collection costs even though no suitor action is filed hereon; however, if a suit or action is filed, the amount of such
