Drainage plan:
We prefer MTI SureCavity vs Wateway. SureCavity is more rigid and will not deflect during attachment. More info about
SureCavity can be found at www.mtidry.com.
Windows wrap
Vinyl windows will need to be removed and rough opening need to wrapped with flashing membrane. This a required by
the manufacturer to be eligible for the warranty. There are many manufacturers offering such products /systems. Since
we use Fortifiber Super JumboTex building paper it would make sense to use their flashing system. More info can be
found at www.fortifiber.com.
Stucco to Concrete termination
Stucco must be maintained 2" of the concrete and most likely there would have to be L -shape flashing installed at the
concrete -to -wall intersection unless the foundation comes few inches above the concrete walkway.
Flashings at the window head
The flashing detail at the window head would have to be discussed further.
Sidewalk @ the back of the building (per Matt's email)
Without looking at this closer I would suggest installing french drain along the sidewalk to prevent water from running
all the way to the building. As mentioned above, new stucco cladding must be maintained 2" of the concrete walkway
with L -shape flashing installed at the concrete -to -wall intersection. We would normally embed the flashings into two
continues beads of sealant to prevent water from getting under the flashings.
Other items:
• Stucco manufacturer recommends wooden blocks under all light fixtures, hose bibs and other similar items
whereas stucco would wrap around those blocks.
• Also, as a general rule there must be proper expansion joint around all openings and penetrations.
• Are you planning on re -using existing metal cap?
• Signs would have to removed and reinstalled by others.
