A site visit revealed that one of the windows has been removed and another was relocated near the east end of the building. Based on the plans provided, 270 square feet is required to meet the 50% window coverage. The approved plans show 285 sq ft. One window at 30 sq ft was removed — reducing the coverage to 255 sq ft. Please ask your architect to provide calculations to show how the 270 sq ft minimum will be met. Thank you. The Oregon Faon- Residential Energy Code requires R -13 insulation for exterior framed walls. The exterior walls were frame with 2xe studs for structural reasons, and the drawings indicate R -19 bait insulation between the studs, per the Code footnote for framed walls that ems Insulation should be to the fu11 depth of the cavity. The building owner . informs us that he used an R -13 batt that has expanded to the full cavity 2. The drawings indicate to brace and support the suspended ceiling system per requirements of a City of Portiand Code Guide. The requirements should have been per the 401 - Oregon document issued by the Oregon State Building Codes Division. Document 401 - Oregon supersedes the details shown on the drawings. 3. The emergency -only exit door at the south elevation is shown to be recessed from the face of the building. Tigard Planning Department has concluded that this door need not be recessed, and the owner will install the door flush with the building face. 4. A window on the first floor of the south elevation has been moved near the east end of the building, per the attached drawing.. Sincerely .
