The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999
edition. The submitted plans are approved subject to the following conditions.
1. Fire Sprinklers have been used in -lieu of 1 Hr Fire- resistive construction.
2. Exit doors shall be provided with panic hardware.1007.2.5 OSSC
3. Exit signs shall be illuminated at all times and shall be provided with a second source
of power that will provide 1 '/2 hours of illumination in case of primary power loss.

4. The means of egress shall be provided with illumination of not less than 1 foot candle
at the floor level anytime the building is occupied. The means of egress illumination

5. Provide one 2 -A rated fire extinguisher in the new area. The extinguisher shall be
located so that no usable space has a distance greater than 75 feet to the extinguisher.

etc, will be charged a deferred submittal fee based on the valuation of the portion of

Special Inspection: Special inspection is required for items listed on sheet S1.0 The special
inspection agency of record shall furnish inspection reports to the Engineer of Record,

contractor for correction. The special inspector shall submit a final signed report stating
whether the work requiring special inspection was, to the best of the inspector's knowledge,
in conformance with the approved plans and specifications and the applicable workmanship

American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and proc- :.ing the documents.

FIRE- & LIFE - SAFETY
1. The new exterior canopy at the North side of the new Commons area has an assumed
0 property line at the South side. Openings are not permitted per Table 5 -A OSSC.
Please provide a wall of 2 hour fire resistive along the assumed property line.
2. Clarify the continuation of the separation of the North end of the kitchen as it
v),,5 continues through the bathroom, mop sink and along the edge of the storage room

5. The K sheets do not indicate the 34 inch high tray slide for the service line as required

7. Provide calculations for the design of the lintel indicated in detail 7/S3.1
8. A canopy is indicated in detail 4/A3.1. Provide structural calculations and
construction details.
9. A bubble note, 1/S6.0, appears north of grid 4 on sheet S2.1. Revise plans to indicate
accurate design.
MECHANICAL
10. Review not included with this permit.
Please provide an item by item response.

requested. Supplementary information is enclosed as noted in our reply to the
comments.
Also enclosed are copies of the two addenda which have been issued during the
bid phase. I realize most of what is included in the addenda are not items you
need to deal with, but I wanted you to have all of the project information for your
files. If you read thru the addendum text I believe it will help determine which
elements you would be interested in reviewing. There are not significant
changes made to the project design by either addendum.
Fire & Life Safety
01 1. We request that constructing a two -hour wall at the walkway canopy along
the assumed property line not be required as referenced in comment No.

1. Based upon our several phone conversations with you, the last being
on March 8, we understand the following will apply:
c a. The canopy will not be considered a building due to the fact
it meets the criteria of UBC Section 409.2 in that it is
constructed of unprotected but non - combustible
W construction, with no concealed spaces, and is legitimately
intended for pedestrian use only (i.e. not for exterior storage
or some other purpose).

canopy will not be required because the portion of the
canopy along the assumed property line is designed with
openings in excess of 50% as described in 409.3.
c. The interpretation given in the 1997 UBC Applications
Manual allows a walkway structure which is not considered
to be a building to be placed parallel and adjacent to an
interior property line.
2. We will define the extent of the occupancy separation wall on an
addendum drawing (copy attached) and note that the contractor is
required to field verify that the existing wall between the kitchen and
adjacent spaces continues to the roof deck to provide the 1 -hour
occupancy separation. Infill if required will be using wood studs and 5/8-
� 9 inch Type "X" gyp board on both sides of this wall. We feel the restroom

material. The specifications require this to be a Class A material — please

which discusses flammability and flame spread. This is a product
manufactured outside the US, so the technical specs are somewhat
different.

4. In rooms A102 and A103 the gyp board ceiling is attached directly to the
2x8 and 2x10 roof structure shown on S2.1. Larger soffits in the
Commons A101 are detailed on 5/A9.2; smaller furred -down soffits as in
the Kitchen are shown on 2x material on 3, 4, and 10/A9.1. The gyp
board ceiling in Restroom A106 and Janitor A107 is installed on a
manufactured suspended grid - see product information included with this
letter.
Accessibility
5. Sections #1 through #4 cut through the serving line counter on Sheet K1.7
sets the elevations of the individual cabinets at 34- inches. The serving
line is not designed in the typical fashion of a continuous tray slide. It is
made up of individual walk -up counter cabinets as shown on this drawing.

7. Calculations for the lintel 7/S3.1 are attached (see Girt at Roll Grill).
8. Framing for the canopy is shown on S2.1; structural details (similar to the
larger canopy) are shown on 2, 3, 4, and 7/S6.1; architectural details are
shown on 18, 24/A8.10. Supplementary structural calculations are
attached. We modified the canopy by addendum to include a built -in
gutter. Please see details in Addendum #2.
9. The detail referenced 1/S6.0 is correct for this condition. See architectural
details 13, 14/A8.10 for the roofing and flashing. Architectural details are
cut reversed from structural, but show the same framing.
