The following items noted below shall be added to the "Scope of Work" for the Beaverton, Far o t; ""+ and Tigard Key Bank locations. All other work noted within the specifications shall remain the same. • Beaverton Branch: 1. Replace Existing Crickets with New: Existing crickets shall be removed completely and replaced with new. New crickets shall extend out from the wall approximately 16 feet. Completed cricket installation shall result in no ponding water conditions on this building. Note: Washington County Building Code Officials will not allow for ponding water conditions within their jurisdiction. .2. Passive Turbine Air Roof Vents: Vent type shall be Galvanized Externally Braced Triangle Turbine Ventilator, model number WW20G, as manufactured by Artis Metals Company. Unit shall incorporate a flat base flange with a round vertical throat riser, Artis model number FB 20. Products found to be of equal type will be acceptable. 3. Single Large HVAC Unit to be Temporarily Removed: The single large HVAC unit located on the main upper roof is to be temporarily removed. The existing curb condition is to be renovated with new lumber materials, achieving a new curb height of 12 inches approx. A new plywood lid with appropriate structural lumber supports will be installed, resulting. „, in a new platform for the existing HVAC unit. The . roofing contractor shall extend new EPDM membrane flashings up and over the top of the new curb platform, completely enveloping the structure. A new sheet metal lid shall then be installed over the top, counter flashing membrane materials. The existing HVAC unit will then be reinstalled at the completion of this work. Note: Above HVAC work, including the fabrication of the new wood curb platform, new sheet metal lid, and removal and replacement of the unit, is to be performed by Fresh Air Company. This scope of work will be included within their bid number. Fresh Air Company shall be responsible for satisfying all structural and,local building code requirements related to the renovated platform and reinstallation of the unit. Through -Roof Conduit and HVAC Pipe Penetrations - - Clarification: Where multiple conduit and HVAC trsY lines penetrate the roof and are currently flashed with pitch - pocket type flashings, these conditions and flashings are to be removed and new sheet metal "Goose- Neck" type hoods fabricated and installed. Finished sheet metal hood(s) shall have ``" welded seams and shall be independently watertight. Sheet Metal Hoods are to be mounted onto new small wood curbs, resulting in a minimum 8 inch curb height. Note: New hoods and wood curbs are to be fabricated and installed by Fresh Air Company. This scope of work will be included within their bid number. Farmington Branch: 1. HVAC Unit and Associated Ductwork to be Relocated: Existing single HVAC Unit and associated ductwork at smaller exterior mechanical well roof area, is to be removed completely and relocated on .1-h main upper roof area. This will clear the smaller mechanical well area of any curbs and /or penetrations. Note: Above HVAC work, including the relocation of the HVAC Unit, fabrication of the new wood curb on the upper roof area, and infilling any openings in the roof deck or walls created by removal, is to be performed by Fresh Air Company. This scope of work will be included within their bid number. 2. Electrical Lines to be Rerouted: Existing Electrical Lines within the Larger Mechanical Well Roof Area are to be moved out from the wall 6 to 12 inches approximately - and new through -roof pipe penetrations created. This will clean -up the existing detail, allowing the roofing contractor to install field /l fabricated pipe flashings as required. Note: Above electrical work is to be performed by Cochran Electric. 3. Removal of Lap Siding Materials on Interior Wall Face at Small Lower Mechanical Well Roof Area: Within the well area where the small HVAC Unit is being removed as described in Item 1 above, the roofing contractor shall remove the existing lap siding materials from the inside face of parapet walls. New membrane wall flashings shall extend up and over the top of the walls, and new sheet metal coping materials installed. Where the lower well roof area steps up to the upper main roof area, roofing contractor shall remove the lap siding along this wall as well. Where the step -off occurs, the contractor shall install drip edge metal flashing. The metal drip edge flashing is intended to protect the membrane, as a portable ladder will be used for access between the two roof areas. 4. Existing Coping Materials at all Areas Replaced with New: Existing coping materials at all areas, including those materials extending from both sides of the Drive - through Canopy on the Kinnaman Road side, are to be removed and replaced with new. On the Kinnaman Road side of the building, this will require the removal and replacement of some lap siding materials. Note: Tom Holden of RCI Architectural Sheet Metal is aware of all sheet metal requirements on this project, including those conditions along the Kinnaman Road side of the building. Tom is prepared to provide sheet metal numbers to any of the bidding contractors, and can be reached at 503 -284- 6361. The roofing contractor is responsible for including this work in their final bid number. 5. Extend Roof Area over Mechanical Well Area: The upper roof area overhang along one side is to be _ daomilwr extended over the lower mechanical area by an r >+ additional 6 feet. This will require 2 x 6 or 2 x 8 ^� structural lumber materials spaced 16 inches on center, and a minimum 1/2 plywood roof deck overlay. Finished roof elevation height shall match existing. Exterior fascia shall be painted to match existing colors, and appropriate pre - painted rake edge flashings installed as required. The completed overhang shall be structurally sound and satisfy local building code requirements. Note: This work is to be incorporated into the roofing contractors scope of work. The intent of this work is to add additional weather protection to the HVAC mechanically equipment and roof detailing below. 6. Drive Through Canopy Revisions and Clarifications: a. Hand -Rail System at Top of Parapet Walls: The existing exterior hand -rail system on top of the' parapet walls is to be renovated and - incorporated into the wall structure itself. The existing sheet metal coping is to be removed and discarded, and the wood handrail system is to be framed -out with lumber materials. The end result shall be a wall height that matches the elevation height of the existing hand -rail system, and a wall width that is consistent from top to bottom. Note: This work is to be incorporated into the roofing contractors scope of work. The goal is to eliminate the poorly designed sheet metal coping detail that presently exists. b. Removal of Lap Siding Materials at Inside Face of Canopy Parapet Walls: The roofing contractor shall remove all lap siding materials along the inside face of exterior parapet walls. These materials are to be discarded and not replaced. New membrane flashings shall extend up and over newly framed out parapet wall tops. New Sheet Metal Coping Materials at Canopy Wall Tops: New sheet metal coping materials are to be installed at all canopy wall tops. Because the parapet wall height has been increased, there will be a gap on the outside face whereby the coping does not cover the lap siding. To remedy this, the outside vertical face of the sheet metal coping shall incorporate a 2 -piece configuration – resulting in a 12 inch face. This will be sufficient to counter flash over the existing lap siding. The 2 -piece coping component shall incorporate a continuous cleat that will result in no visible exterior fastening, and the product shall be pre - painted to match new coping color. d. Existing Slider Door Renovations: The existing slider door is to be temporarily removed and a new sheet o ' metal threshold pan installed. New membrane -' flashings are to extend into and line the interior of the �_ metal threshold pan. Membrane flashings are to be adhered to the metal substrate. The sliding door is to be reinstalled accordingly. .r Note: See attached door sill pan drawing produced by RCI Sheet Metal. Existing Large Window at Canopy Roof Area to be Removed and Replaced with New: The existing large window next to the slider door is to be removed, discarded, and replaced with a new window pane. The new window pane is to be reduced in height by 12 inches, and shall be a single - pane tempered glass type. The lower portion of the r t existing window is to be framed -in, resulting in the ar rt lower window sill being raised by 12 inches. This will . allow for new membrane flashings to extend up the wall a more appropriate height.' > y ' Note: This work is to incorporated into the roofing contractors scope of work. The goal is to eliminate the poorly designed window to roof flashing detail that presently exists. e. New Carlisle Rubber Pavers to Replace Existing Decking: Existing 2 x 6 composite decking materials R' —" are to be removed, discarded, and replaced with new Carlisle Interlocking Rubber Pavers. Carlisle Rubber Pavers are 2'x 2' x 2 ". Color shall be terra - cotta. New rubber pavers shall extend out from the slider door 10 feet, and shall extend to the parapet walls on both :. try sides. A 2 x 4 wood retaining curb – laid flat to prevent a tripping hazard - shall be installed from end to end along the open paver edge, to prevent the pavers from "walking ". The retaining curb shall have at least 3 each evenly spaced 6 inch wide slots to allow water to make it to drainage. Existing RTU Duct Supply to be Removed and Replaced with New The existing RTU Duct Supply is _ E to be removed and replaced with new Presently this duct structure is oversized, as only part of it is being `' utilized. Renovation work will include a new and wood curb structure. The roofing contractor will install new membrane curb flashings up and over the top of the new wood curb structure. Through -Roof Conduit and HVAC Pipe Penetrations - Clarification: Where multiple conduit and HVAC lines penetrate the roof deck and are currently flashed with black mastic and caulking, these conditions and flashings are to be removed and new sheet metal "Goose- Neck" type hoods fabricated and installed.
