The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The submitted plans
have been reviewed and the following information is required prior to completion of the review.
Construction documents shall be of sufficient clarity to indicate the location, nature, and extent
of the work proposed and show in detail that it will conform to the provisions of the Code
R106.1.1 In order to meet this requirement, the following information is needed:
1. Is the lower deck greater than 30 inches above grade at any point?
2. The ledger detail with connection to the house and how the joists are hung on it must be
provided.
3. An elevation view of the patio to be covered with the location of the four columns
supporting it is also required, along with guardrail requirements for the opening in the
deck for the A/C unit, and the stairs down to grade- R312.1 and R312.2.
When submitting revisions or additional information, please attach a copy of the enclosed City
of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking
and processing the documents.
