May 14, 1990, and any amendments thereto, as to an undivided one -half interest and Rees C.
Johnson and Maryanne G. Johnson, as tenants by the entirety as to an undivided one -half
interest, Grantors, do hereby dedicate to the public a perpetual right -of -way for street, road, and
utility purposes on, over, across, under, along, and within the following described real property in
Washington County, Oregon:

To have and to hold the above - described and dedicated rights unto the public forever for uses and
purposes hereinabove stated.
The grantors hereby covenant that they are the owners in fee simple and the property is free of all
liens and encumbrances, they have good and legal right to grant their right above - described and
they will pay all taxes and assessments due and owing on the property.
The true consideration for this conveyance is Twenty Three Thousand Seven Hundred Twenty
Eight Dollars and No /100 ($23,728.00). However, the actual consideration consists of or includes
other property or value given or promised which is the whole consideration.
This agreement may be executed in several counterparts, each of which shall be an original, but
all of which shall constitute but one and the same agreement.

A tract of land situated in the northeast one - quarter of Section 2 Township 2 South,
Range 1 West, Willamette Meridian, City of Tigard, Washington County, Oregon,
described as follows:
Beginning at the Southeasterly comer of the land described in Document No. 94-
. 053745 of the Washington County Deed Records also being the intersection of the
westerly right -of -way of SW Main Street with the northerly right-of-way of SW
Commercial St.; thence N 58° 12' 00" W, along said northerly right -of -way, a distance
of 141.03 feet to the easterly right -of -way of SW Pacific Highway (Hwy 99 w); thence N

1.1 NAME OF TRUST: This Trust shall be known as "THE JOHNSON
FAMILY TRUST, established May 14, 1990."
1.2 NAME OF SETTLORS: WARREN.,W. JOHNSON and BETTY JOHNSON of
Mesa, Arizona are the Settlors of this Trust.
' NAME OF TRUSThES: The S'ettlors hereby appoint the
following as Trustee of this Trust:
First Appointment (Initial Trustees):
WARREN W. JOHNSON.and BETTY JOHNSON, as Co- trustees.
Second Appointment (Successor Trustee):
BRUCE GARY JOHNSON, STEVE DAVID JOHNSON and REES CHARLES
JOHNSON.
1.3.1 WARREN W. JOHNSON and BETTY JOHNSON shall serve as
the Initial Trustees. Except as otherwise provided
in Paragraph 4.8 of Article Four, where the
Settlors are both serving as Co-trustees, all Co-
