free of encumbrances except as specifically set forth herein, situated in Washington County,
Oregon, to -wit:
See Exhibit "A" attached to and by reference made a part of this warranty deed.
Reserving, however, unto the Grantor, its successors and assigns, the following: None

A tract of land located in the northwest quarter of Section 2, Township 2
South, Range 1 West, Willamette Meridian, in the City of Tigard, Washington
County, Oregon being described as follows:
Beginning at the centerline intersection point of S.W. Walnut Street (County
Road No. 494) and S.W. Watkins Street (County Road No. 1679), said point also
being the most easterly corner of that parcel conveyed to Charles E. and Mary
A. Nicholson by deed recorded as Fee No. 79- 46363, Washington County Deed
Records; thence North 57 27' West, on the centerline of said S.W. Walnut
Street, 115.95 feet to the most northerly corner of said Nicholson parcel;
thence South 39 53' West, 24.20 feet to the southwesterly right -of -way line of
said S.W. Walnut Street; thence South 57 27' East, 76.0 feet; thence South 19
21' 31" East, 17.02 feet to the northwesterly right -of -way line of said S.W.
