M: \... \MST95_03.57 \REFUND.DOC DEMOLITION PERMITS This is an over the counter permit. The applicant submits a plot plan showing all buildings that will be removed. The applicant also needs to show erosion control placement if the area being disturbed is greater than 500 sq. ft. If the property is connected to sewer, they must cap the sewer line & have it inspected. If the property is on septic, they must pump and fill the tank and have it inspected. In the remarks section -- "All debris to be removed. Septic tank to be pumped, filled & inspected (or) Sewer to be capped and inspected ". Inspections: Final and *other (septic or sewer). Per Lt. Bonnin's request, please fax a copy of the demolition permit to the Tualatin Valley Fire & Rescue ATTN: Lt. Bonnin at 684 -5454. The TVF &R is looking for buildings to use for training purposes. TVF &R will contact the applicant to discuss further. NOTE: IF THERE WILL BE A NEW BUILDING CONSTRUCTED AT THE SITE, THEY ARE ENTITLED TO CREDITS FOR ONE OR MORE OF THE FOLLOWING: TIF, SEWER, PARKS SDC, WATER QUALITY & WATER QUANTITY. CHECK WITH ACCOUNTING TO SEE HOW MANY DWELLING UNITS (DUs) THAT PROPERTY IS PAYING FOR SEWER & SURFACE WATER. HAVE THE APPLICANT PROVIDE YOU WITH INFORMATION ABOUT THE BUILDING(S) TO BE DEMOLISHED (USE, SQUARE FOOTAGE, ETC.). YOU WILL NEED THIS INFORMATION LATER WHEN PLANS ARE SUBMITTED FOR THE NEW CONSTRUCTION. SPECIAL SETBACK INFO: Structural supports and foundations cannot extend past required setbacks, but the eaves may project into the required yard UP TO 3' IF they do not reduce the yard space to less than 3'. EXAMPLE: If backyard setback is 15', the support beam or foundation cannot be any closer to property line than 15', but the eave can project 3' into the backyard space (which would then be reduced to 12'). If the sideyard setback is 5', the support beam cannot be any closer than 5' and the eave can only extend 2' into the sideyard because the yard cannot be reduced to less than 3' total. Chimneys and other additions such as bay windows may extend past the setback as long as there is at least 3' left. Refer to a planner if in doubt.
