The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2010 edition; the State of Oregon Residential Specialty Code (ORSC) 2008 edition and the
Oregon Fire Code 2010 edition. The submitted plans have been reviewed and the following
information is required prior to issuance of the permit.
1. Planning conditions of approval require two dwelling units per lot in the Brentwood
Estates Subdivision. It appears that the area on the first floor identified as Guest room/
Office is intended to meet this requirement. Section R317 requires dwelling unit
separation of 1 -hour minimum for wall and/or floor assemblies. Your plan shows other
living space above the Accessory Dwelling Unit. This would require a 1 -hour rated
assembly and all supporting construction of that assembly would require a 1 -hour rating
per ORSC section 317.1.1. Please provide listed assemblies and details for the required
wall and floor assemblies separating the dwelling units.
2. The definition of a dwelling unit from section R202 requires independent facilities for
one or more persons, including permanent provisions for living, sleeping, eating,
cooking, and sanitation. Please identify the permanent cooking provision and clarify how
the requirement for a range hood required by section M1503 will be vented to the
exterior of the building given the rated assemblies required by item # 1.
3. Please provide construction details for the chimneys. R106.1.1
4. Please clarify keynote 3 on sheets S -4 and S -5 and verify that the floor trusses have been
designed according to the engineer's requirement in the keynote. Further, please provide
construction details to clarify the strapping required by this keynote to the open -web
joists proposed. R106.1.1
5. Sheet S -4 references detail 6 /SD3. There is no detail 6 on Sheet SD3. Please clarify.
