The plan was performed under the State of Oregon Residential Specialty Code
(ORSC) 2005 edition. The plans are approved as "Townhouses" by definition per section
R202.The submitted plans are approved subject to the following conditions.
SPECIAL INSPECTION: The City of Tigard, Building Division, is requiring Structural
Observations per section 1709 Oregon Structural Specialty Code (OSSC). The owner shall
employ a registered design professional to perform structural observations as defined in
Section 1702, OSSC. The structural observations shall take place after the framing of
each floor level prior to the installation of floor joist or roof trusses above the structural
framing. Deficiencies shall be reported in writing to the owner and to the City of Tigard,
Building Division, attention Hap Watkins. FYI The structural observations do not waive the
framing inspection required by section R109.1.4 ORSC.
Dwelling unit wall separation is approved per section R317.2, Exception as a common 2-
hour fire- resistance rated wall. See GA FILE NO. WP3820 sheet D1
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued a certificate of occupancy 109.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property.

RE: Permit BUP2005- 00084, Ashbrook Condominiums, 10480 SW 90th Ave
This letter is notification that the referenced permit for the work at the above address has not
received a final inspection. Since more than six months has elapsed with no inspection activity, it is
assumed that the work has either been suspended or abandoned and this permit will be expired by
limitation as provided in Section 105.3.2 of the Oregon Structural Specialty Code..
We will allow thirty (30) days from the date of this letter to apply for reinstatement of this permit for
the purpose of final inspection(s). Certain fees will be applicable at the time of reinstatement
($125 due for final building and electrical; unit 1).
A reinstated permit will be valid for 30 days. If the required inspection(s) fails, you will have an
additional 30 days to make the necessary corrections. A minimum fee of $62.50 will be assessed for
additional inspection(s). If you fail to request these additional inspection(s), this permit will be
expired without the opportunity for reinstatement.
