Dear Mr. Miller:
The following is a response to the plan check that was dated February 13, 2007 from the
City of Tigard.
1.) All text on the plan should be no smaller than a size 10 font for the purpose of
clarity, and to enable the plan to remain in a readable state on the jobsite.
Smaller than size 10 font cannot be put on microfiche. Please revise plan pages
with this minimum font size requirement for sheets 2,3,4, and 5.

2.) The foundation plan on sheet 5 has information superimposed over other
information at the front and rear of the garage, this information is not clear.

3.) Sheet 3 is missing BP nailing requirements. Page 4 is missing ABP nailing
requirements.

4.) Please designate which brace panel method is being utilized , and provide nailing
information on floor plans.

5.) Provide shearwall calculations for bay window area .1 floor and second story
above, pages 2 and 3.
MCE Response: The lateral requirements of the entire front wall on the 1 floor
have been taken out in the Simpson Shearwall that is specified at R3. CS 16 strap is
located on the framing plan to distribute the load from the bay window area into the
Simpson Shearwall. The upper floor has ABPs called out and are by others. There is
no requirement for additional shearwalls at the bay window area.
6.) Revise floor framing on sheet 6 to show double joists under IBP per R602.10.9.

7.) The R3 designation to the left of the front door on page 3 isn't clarified on this
plan.
