We are unable to provide final inspections because of the following:
All conditions of SDR95 -0014 have not been met. See following log notes and conditions. Conditions #3, #4,
#8 have only been partially met. Contact John Hagman and Brian Rager in the Engineering Dept. for
further information.
The 1/29/97 log note by MR (Mark Roberts, Planning Dept.), refers to a Certificate of Occupancy. Contact
Mark Roberts for approval of Certificate of Occupancy. Be sure to read all the log notes and contact
the appropriate person if you have any questions.
There is a mechanical permit (MEC97 -0101) that has not been issued yet. Contact EXT. 304 (Development
Services) for further information.
At the time you do call back for all of the final inspections, be sure to leave ALL of the appropriate

Jelderks re having SIT95 -0035 after Jim F approved it. I asked
they enter a log note in SDR95 -0014 indicating whether it is
permissible to release the SIT permit. jsd
JSH 01/19/96 ..Engineering has no objection to issuance of SIT permit but,
suggests that clearance to issue be also secured from Mark
Roberts, Planning Dept., due to the need for a Division of State
Lands and /or Corps of Engineers permit (per condition #9a).
Further, the SIT permit should clearly specify that the
permittee is proceeding at his own risk, due to the other
conditions. Lastly, a bldg permit should not be issued yet.
GB 01/31/96 ..Condition 8 - Applicant proposes to use existing pond for
facility. This is a good idea except that winter water prevents
setting elevations on outlet structure. Agreed to wait until
occupancy until these deatails are required. Applicant believes
occupancy won't be needed until late summer. Other than that,
design is approved.
GB 01/31/96 ..SWM fees for quantity for 41,995 sq. ft. of impervious surface
is required. No quality fees required since there will be a
facility.

GEOTECHNICAL SITE REVIEW
NEW WAREHOUSE AND OFFICE BUILDING - JADCO
TIGARD, OREGON
At your request, Carlson Testing Inc. (CTI) has reviewed the site and the proposed building
plan. This letter summarizes the observed conditions and our geotechnical evaluations.
BACKGROUND
Site Conditions
The property is located on the west side of S.W. 74th Ave., east of Fanno Creek. At the time
of our visit, the warehouse and office pads were covered with approximately 12 to 18 inches
of 3 " -0 crushed aggregate. No compaction tests have been performed on the rock. The site
has also been filled in the past with a variety of imported material. The deepest portion of the
fill is at the west side of Office #1 on the slope to Fanno Creek (12+ feet).
Proposed Construction
Based on our review of the Site Plan, provided by Nicoli Engineering, Inc., a new warehouse
with two joint offices is planned for the site. The new 8,360 ft warehouse will be a single -
story masonry (CMU) building with concrete slab -on- grade. The two adjacent offices will be
two - story, wood- framed structures founded on spread foundations. Office #1 is
approximately 932 ft per floor while Office #2 is rough 1,873 ft
OBSERVATIONS
CTI excavated one test pit to a depth of approximately 8 feet at the top of the slope on the
west side of office #1. The slope consists of soil fill with, concrete, asphalt, and gravel The
fill is not well compacted and becomes looser towards the slope face. Based on our
observations, the fill may be greater than 12 feet in depth.
CONCLUSIONS AND RECOMMENDATIONS
Based on our findings, the fill slope at the west side of Office #1 is considered potentially
unstable. We suggest deepening the foundation wall 4 to 5 feet and supporting the end on
drilled caissons. CTI should review the caisson bottoms and all footing excavations prior to
placement of reinforcement and concrete.

pits and laboratory data). The opinions and recommendations contained within the report are

conditions but are forwarded to assist in the planning and design process.

pleased to provide additional input, as necessary, during the design process and to provide
