The Building Division has completed the review of the project listed above. The project has not been
released by either the Planning Division or the Engineering Division at the time of this letter, so the
Building Permit cannot be issued. If you have questions please contact Carissa Collins @ 503 - 718 -2643.
The date of this letter begins the 180 day time limitation in accordance with Section 105.3.2 of the State
of Oregon, Structural Specialty Code, 2004 edition. If the permit has not been issued within the time
limitations 'referenced in section 105.3.2, the work shall be considered abandoned and the plans will be
expired_

The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition, and 2004 Oregon Fire Code as amended by TVF &R. The submitted plans are approved subject
to the following conditions.
1. Special inspection is required for Structural Welding, reinforcement placement, High - strength
bolting and moment - resting steel frame etc.. The special inspection agency shall furnish
inspection reports to the Engineer of Record, the General contractor, and the City of Tigard
Building Division (attn. Hap Watkins). All discrepancies shall be brought to the attention of the
general contractor for correction. The special inspector shall submit a final signed report stating
whether the work requiring special inspection was, to the best of the inspector's knowledge, is in
conformance with the approved plans and specifications and the applicable workmanship provisions
of the code. 1701.3 OSSC
2. All exit doors shall be openable from the inside without the use of a key or any special knowledge or
effort. 1008.1.8 OSSC
3. In combustible construction, fireblocking shall be installed to cut off concealed draft openings (both
vertical and horizontal) and shall form an effective barrier between floors, between a top story and a
roof or attic space. Fireblocking shall be installed in the locations specified in Sections 717.2.2
through 717.2.7. OSSC 717.2
4. Live Loads Posted: The live loads for which each floor has been designed to exceed 50 psf shall be
conspicuously posted by the owner in that part of each story in which they apply, using durable
metal signs, and it shall be unlawful to remove or deface such notices. The occupant of the building
shall be responsible for keeping the actual load below the allowable limits. 1603.3 OSSC

5. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be
permanently identified by the manufacturer. Sec. 2406. Some of these locations are as follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in storm doors.
c. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical
edge is within a 24" arc of the door in a closed position and whose bottom edge is less than
60" above the floor or walking surface except when there is an intervening wall or other
permanent barrier between the door and the glazing.
6. Deferred submittals such as Truss Joist Shop Drawings, TJI floor joist, Acoustical ceiling
suspension system, Fire stopping, Intercom system, Specialty retaining walls, etc, will be charged a
deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum
fee shall be $200.00. This fee is in addition to the project plan review fee based on the total project value.

"Documentss for deferred submittal items shall be submitted to the registered design professional in responsible charge who shall review
them mud forward them to the building ofiaal.vith a notation indicating that the deferred submittal documents have been reviewed and been
found to be in general amformance to the design of the building. The deferred submittal items shall not be installed until the design and
submittal documents have been approved by the building official. Oregon Structural Specialty Code Section 1063.42"
NOT PART OF THIS REVIEW:
• Electrical, Fire Sprinklers, Fire Alarms, Mechanical System, Site, & Plumbing
American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for,,the
structure. The City of Tigard reviews the plans and inspects the structure only for compliance with
Chapter 11 of the OSSC which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all
phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official
has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings in
such a position as to be plainly visible and legible from the street or road fronting the property.
